We are seeking a MAKE READY to join our team of roving maintenance techs to serve our apartment communities and single-family residences. The property is in Tulsa, OK and has 288 units. The ideal person will have pride of workmanship, will be hard working, and eager to learn new things, also tech savvy, we use Apps such as Rent Manager, Zoom, Teams, etc. ALL interviews will be done online/virtually.

The following are some key responsibilities of this position, required:

• · Travel to different property sites to make repairs.
• · Perform janitorial duties, such as sweeping, mopping, and picking up trash.
• · Perform unit inspections
• · Rekey locks and run keys between locations.
• · Assist maintenance technicians with vacancy turns or large projects.
• · Install appliances such as ranges and dishwashers.
• · Paint.
• · Install plumbing fixtures.
• · Install appliances.
• · Install light fixtures.
• · Replace GFI’s.
• · Repair and texture drywall.
• · Perform minor carpentry skills

Ability to perform the following IS A PLUS:

• Electrical experience
• Ability to install new plumbing lines
• Experience installing kitchen cabinets and counter tops
• Troubleshooting water-heaters and wall-heaters
• Hanging doors.

Required Experience, Skills and Abilities:

• · Quick learner with attention to detail
• · Valid driver's license, proof of auto insurance and social security card
• · Strong work ethic and self-motivated
• · Use own vehicle (preferably a truck or van that can carry tools or supplies)
• · Hardworking & motivated individual
• · Must have own hand tools (tool replacement program available), a plus
• · Willing and able to use a smart phone and apps to document work performed
• · Proficient with email
• · Team player & works well independently
• · Must be able to problem solve and think logically under pressure.
• · Capable of lifting, pushing, pulling or transporting 60 pounds or more.
• · Must be able to occasionally work after hours and be on-call for emergencies.

Physical Demands: While performing the duties of this job, the employee is regularly required to communicate by phone, email, and in-person discussions. Will be required to use hands, fingers, feel, and reach with hands to perform job tasks. Regularly use headphones or other hands-free device.

This position is very active and requires standing or walking for long periods of time (up to 8 hours). In addition, the position requires bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 60 pounds with assistance. Ability to lift below waist up to 59 pounds and above waist 36 pounds. Ability to push and pullup to 120 pounds of force. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
