Position Summary


The Manager, Facilities and Technical Maintenance is responsible for the day-to-day operational performance, maintenance, and upkeep of campus facilities. This role oversees building systems, grounds, vendors, and maintenance staff to ensure facilities are safe, efficient, and prepared for peak operational periods, including large-scale market events.


The Manager, Facilities and Technical Maintenance partners closely with Construction & Tenant Improvement, Campus Operations, Leasing, Tenant Relations, and local municipalities to maintain exceptional facility standards that support both permanent tenants and event operations.


Key Responsibilities


Facilities Operations & Technical Maintenance



  • Oversee day-to-day the technical maintenance operations team across all assigned facilities and grounds.

  • Ensure all building systems including Mechanical, Electrical, Plumbing (MEP), life safety systems, elevators, boilers, chillers, and cooling towers operate efficiently and reliably.

  • Develop and implement proactive preventive maintenance (PM) programs to prepare facilities for high-volume market periods.

  • Perform electrical troubleshooting and repairs associated with commercial HVAC equipment including heat pumps, air handlers, split systems, package units, motors, compressors, and associated control systems.

  • Read, interpret and troubleshoot electrical wiring diagrams, ladder diagrams, control schematics, and HVAC sequence of operations documentation.

  • Trouble shoot low-voltage and line-voltage electrical control circuits associated with HVAC systems, heat pumps, and building automation systems (BMS).

  • Install, replace, and repair electrical components including breakers, disconnects, switches, relays, transformers contractors, motors, ballast, drivers, sensors and control devices.

  • Perform preventative and corrective maintenance on electrical infrastructure and HVAC electrical systems in accordance with maintenance schedules and manufacturer recommendations.

  • Perform other duties and responsibilities as assigned.


Vendor & Contractor Management



  • Manage relationships with external vendors and service providers.

  • As required, approve and process vendor invoices through the purchase order management system.

  • Participate in annual vendor performance reviews

  • Ensure vendors meet contractual obligations and maintain service standards.


Compliance, Safety & Risk Management



  • Maintain compliance with OSHA regulations and workplace safety standards.

  • Ensure all facilities meet applicable building codes and regulatory requirements.

  • Assist with plan reviews, building inspections, and coordination with city officials and regulatory agencies, as applicable.

  • Have knowledge of emergency preparedness procedures and help ensure all team members are trained in emergency response protocols.

  • Maintain and distribute emergency contact procedures and response plans.


Team Leadership & Development



  • Lead, mentor, and develop facilities and technical maintenance team members.

  • Conduct performance reviews and support employee development and succession planning.

  • Ensure staff receive appropriate training and certifications.

  • Promote a culture of safety, accountability, and customer service excellence.


Cross-Functional Collaboration



  • Partner with the Construction & Tenant Improvement, Leasing and Tenant Relations teams to support showroom maintenance, tenant improvements, and leasing commitments.

  • Meet with prospective tenants to review space requirements and building policies.

  • Work closely with local municipalities and city departments including inspections, utilities, sanitation, and transportation.

  • Support campus operations during major market events and high-traffic periods.


Sustainability & Utilities Management



  • Manage utilities consumption and reporting across facilities.

  • Support energy conservation initiatives and sustainability programs.

  • Drive efficiency improvements related to building systems and energy use.


Qualifications


Education & Experience



  • Bachelor’s degree in Facilities Management, Engineering, Construction Management, or related field or equivalent experience is highly preferred.

  • Minimum 5 years of facilities management or building operations experience is preferred.

  • Experience managing large commercial buildings or multi-building campuses preferred.

  • Strong working knowledge of HVAC mechanical systems and building infrastructure.


Technical Skills



  • Familiarity with facilities engineering, building systems, tenant improvements, security, and operational support for public-use facilities.

  • Experience managing facilities used for large-scale events or high occupancy environments preferred.

  • Proficiency with Microsoft Office Suite and facilities management or forecasting systems.

  • Strong organizational skills with the ability to manage multiple priorities and time-sensitive deliverables.

  • Verbal, written, and interpersonal communication skills.

  • Proven ability to build relationships with internal stakeholders, vendors, and tenants.

  • Self-directed, proactive, and highly detail-oriented with the ability to operate in a fast-paced environment.

  • Flexible schedule with ability to support evenings or weekends during major events.

Physical Requirements



  • Regularly required to sit, stand, walk, and use hands and arms to operate equipment or tools.

  • Ability to occasionally lift up to 20 pounds and push or pull up to 40 pounds.

  • Ability to navigate facilities including mechanical areas, rooftops, and service corridors as needed.
