Multi-family Residential Maintenance Supervisor

Wakefield Residential is offering an excellent opportunity for a highly motivated and experienced full-time Maintenance Supervisor to lead maintenance operations at The Woods at Alderwood in Lynnwood, WA, a 502-unit multi-family residential community. This role is responsible for supervising the on-site maintenance team, managing service requests and turnovers, and upholding a clean, functional, and well cared for community.

Key Responsibilities:

• Lead, schedule, and support the property’s maintenance technicians and grounds staff
• Ensure service requests are completed promptly and professionally
• Oversee and execute unit turnovers with a focus on quality and speed
• Implement and maintain a thorough preventative maintenance schedule
• Manage vendor relationships and coordinate contracted maintenance work
• Order and track maintenance supplies and manage inventory
• Uphold safety standards and ensure compliance with local regulations
• Participate in on-call rotation and respond to after-hours emergencies when necessary
• Work closely with the property management team to support resident satisfaction and operational goals

Qualifications:

• 5-10 years of hands-on multi-family maintenance experience
• Proven experience supervising a maintenance team and a 502-unit complex
• Strong knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair
• Familiarity with preventative maintenance and work order systems
• CPO or EPA 608 certification preferred (or willingness to obtain)
• Strong communication and organizational skills
• Valid driver’s license and reliable transportation

• Preventive maintenance is tracked and completed consistently
• Maintenance staff are motivated, supported, and held accountable
• Residents receive professional and timely service
• The property remains clean, functional, and well cared for year-round

Physical Demands:

• Must possess strength, stamina, and mobility to perform physical work (machines, climbing/descending ladders, various tools and equipment, operating motor vehicles)
• Must be able to read printed materials and a computer screen, and to distinguish colors in wiring
• Must be capable of hearing and speaking to communicate in-person and over the telephone or radio
• Must be capable of frequent walking in operational areas to identify problems or hazards
• Must possess finger dexterity needed to access, enter, and retrieve data using a computer keyboard, calculator, and/or to operate tools and equipment
• Must be capable of bending, stooping, kneeling, reaching, and inspecting work sites
• Must possess the ability to lift, carry, push, and pull materials and objects weighing up to 50 pounds or heavier with/without assistance and/or the use of proper equipment

Working Environment:

• Maintenance Supervisor works in indoor and outdoor environments with moderate to loud noise levels
• May work in cold and hot temperatures, or inclement weather conditions, including snow, rain, and wind
• Exposure to chemicals, mechanical and electrical hazards, and hazardous physical substances and fumes.
• Maintenance team members will interact courteously with residents, guests, and staff, and must follow all applicable policies and procedures

Schedule: Monday - Friday, 8am-5pm with one hour lunch

Salary: $82 - $92K based on experience, plus a housing discount
