Job Title: Multi-site Maintenance Supervisor
Compensation: $26 per hour
Location: Fayetteville, NC & Hope Mills, NC
Office Hours: Monday – Friday, 8:30 AM – 5:30 PM
Projected Property Takeover Date: Mid to Late August
Overview:
We are seeking a skilled and experienced Multi-site Maintenance Supervisor to oversee maintenance operations for a portfolio of four LIHTC residential communities in the Fayetteville-Hope Mills area. This role is critical to ensuring the safety, functionality, and curb appeal of our properties. The ideal candidate will bring strong mechanical knowledge, leadership ability, and a hands-on approach to preventative and responsive maintenance.

Managed Portfolio:
4 communities from 40-80 units each.
Current Occupancy: 95% (trending slightly lower due to scheduled evictions)
Vendor Services: Painting, flooring, and landscaping are handled by contracted vendors.
The Team Includes:
- 1 Multi-site Property Manager
- 1 Assistant Property Manager
- 1 Leasing Consultant
- 2 Maintenance Technicians
Key Responsibilities:
- Oversee and coordinate all maintenance operations across the portfolio
- Supervise and support a team of two Maintenance Technicians, providing guidance and training
- Troubleshoot and resolve issues related to HVAC, electrical systems (low/high voltage), plumbing, and appliances
- Order parts, manage supply inventory, and maintain vendor relationships
- Ensure timely completion of work orders, unit turnovers, and preventative maintenance tasks
- Participate in on-call rotation and respond to after-hours emergencies as needed
- Conduct regular property and equipment inspections to ensure safety and code compliance
- Maintain accurate logs and records using Rent Manager software
- Coordinate with vendors and contractors to schedule repairs and monitor quality of outsourced work
- Train new maintenance staff on safety procedures, equipment operation, and company standards
Required Skills & Experience:
- Strong mechanical aptitude with hands-on experience in HVAC systems, electrical, plumbing, and general maintenance
- Familiarity with high and low voltage systems; ability to use tools such as ohmmeters and logic controllers
- Ability to lead and motivate a maintenance team across multiple locations
- Excellent organizational skills and time management
- Proficient in English for clear communication with staff, residents, and vendors
- Comfortable using Rent Manager or similar property management software
Preferred Qualifications:
- EPA Certification
- Supervisory experience in a multifamily or facilities maintenance setting
- Experience in affordable housing or LIHTC properties is a plus
