Onsite Maintenance Technician

At CMGT, we’re proud to provide high-quality property management services while maintaining our communities to the highest standards. We are seeking a dependable, self-motivated Onsite Maintenance Technician in Lafayette, Louisiana to help maintain and enhance our community amenities and common areas. This position is ideal for someone who enjoys working outdoors, takes pride in keeping facilities looking their best, and has strong handyman skills for minor repairs and preventive maintenance. Key Responsibilities:

Community & Grounds Maintenance

• Pick up litter and debris throughout common areas and streets


• Maintain pool areas, cabanas, and surrounding grounds


• Monitor community fountains and report operational issues


• Inspect signs, bollards, posts, grills, and other common-area features


• Remove unauthorized signs and advertisements


• Assist with seasonal decorating and beautification projects


• Monitor irrigation systems and street tree watering needs

Pool Area Maintenance

• Clean and maintain pool decks, furniture, restrooms, and cabanas


• Empty trash receptacles and replenish restroom supplies


• Inspect pool furniture and report maintenance concerns


• Check grills and common-area equipment for proper operation


• Assist vendors performing pool maintenance and repairs

Handyman & Minor Repairs

• Perform minor repairs throughout common areas, pool facilities, cabanas, and the community square


• Repair or replace damaged hardware, fixtures, signs, benches, gates, and community furnishings


• Complete basic carpentry, painting, caulking, and light maintenance tasks


• Troubleshoot maintenance issues and address them before they become larger problems


• Assist with preventive maintenance projects


• Communicate repair recommendations and maintenance concerns to management

Additional Duties

• Pressure wash common areas, mailbox clusters, cabanas, and gathering spaces


• Monitor and maintain maintenance supplies and inventory


• Meet with vendors and contractors as needed


• Support community events and special projects

Safety & Compliance

• Follow all safety protocols, property rules, and building codes.


• Operate tools and equipment safely and responsibly.


• Report hazards, incidents, or unusual activity immediately.

Skills & Qualifications

• Previous experience in general labor, maintenance, construction, or a related field preferred but not required.


• Ability to perform physical labor including lifting up to 50 lbs, bending, climbing ladders, and working in various weather conditions.


• Basic knowledge of tools, equipment, and safe work practices.


• Strong work ethic, reliability, and willingness to learn.


• Good communication and teamwork skills.


• Dependable, punctual, and able to work independently.


• Must have valid Driver's License and active Vehicle Insurance.


• Must be willing to submit to a background check.
  


• High school diploma or GED required.
