Job Description - Operations Manager

Location: West Jordan, UT

Reports to: On-site General Manager

Facility Management

Shopping Center

The primary function of the position is to perform the duties and responsibilities as the Operations Manager for a major power center.

This is a salaried position with potential for an annual bonus and a comprehensive benefit package. This position is officed on property in West Jordan, UT. A maintenance vehicle will be provided for use on site.

Duties And Responsibilities

Essential Responsibilities include, and are not limited to:

Ensure the day-to-day operations of the properties custodial, life safety and general maintenance runs at pique performance.
Manage the bidding process for services contracts and Capex projects including preparing a scope of work, analyzing the bids, and working with the GM on approvals.
Oversee and maintain fire control systems, snow melt system, annual inspections and meet with Fire Marshall as required.
Oversee quality control of service vendors and contractors ensuring safety measures are implemented.
Respond positively and promptly to requests from tenants, checking in with GM to determine responsibilities of Owner vs Tenant.
Ensure all specific documentation and reports are completed accurately, timely and with proper documentation.
Work with the GM on annual budgets, obtaining quotes and determining best course of action on projects.
Assist with Marketing material installation and events setup & take down and xmas décor and organize storage.
Preparation of special projects on an ad hoc basis.
Perform regular inspections and complete reports as required.
Be on-call and provide emergency response as required after business hours and weekends.
Oversee tenant and landlord buildouts.

Qualifications

Bachelor's or Technical Degree + min 10yrs of experience in facilities management of large retail assets.
Experience and knowledge of OSHA requirements and BOMA standards.
Certifications and knowledge of electrical, plumbing and HVAC systems.
Experience in fire/life safety systems, emergency readiness plans, etc.
Basic knowledge of real estate property management. & operations
The ability to read and interpret construction contracts, work letters and signage and building plans.
Computer skills - Microsoft Office, Excel, Power Point ability to prepare written operating reports.
