CMS specializes in high-quality mechanical/plumbing installation, repair & renovation projects, complex construction, and maintenance & service on building systems. The position of project superintendent has been added to CMS because of the high-level demands which are unique to our largest and most complex projects. This position requires a self-starting individual who is expected to meet or exceed the expectations in pre-job planning, project execution, and project closeout.
Pre-job Planning:
- Attend and participate in Phase II hand off meeting.
- Complete accurate take-offs for all systems per material type.
- System take-offs should be phased for release according to the flow of the project.
- Complete tool list for the start of the project, including all testing equipment.
- All system goal maps complete, and production rates set in alignment with the budget.
- RFI’s generated with proposed solutions.
- Logistics plans complete, including method of storage and labeling of fittings in assigned storage area.
- QA/QC plan for each system and testing methods.
- First detailed SIP completes with production goals for all systems.
- Present all the above at the Phase III meeting.
Project Execution:
- Forecast in advance all material deliveries with purchasing agent and project management team to align with the project schedule while keeping orders minimal.
- Plan and execute site logistics plan for efficient storage and disbursement of materials.
- Consistently track and record the crew’s production in field-ease timecard system.
- Track and document recoverable lost time on projects (RLT), look for opportunities to gain efficiencies.
- Provide accurate input of hours to complete sections and systems.
- Coordinate with all other trades.
- Coordinate equipment delivery with project management team and general contractor.
- Aim for equipment rental times to be the shortest effective timeframe possible.
- Ensure that all deliveries are checked for accuracy and turn in the image of the receiver tickets to the PM team as soon as the material is checked into the project.
- Complete and maintain accurate as-builts.
- Communicate effectively with PM team on any work outside of scope.
- Document communications of importance between other trades and general contractor.
- Ensure work is being installed with the most up to date plans.
- Maintain daily reports and safety JHA’s
- Conduct daily huddle with clear production goals for the crew.
- Maintain a daily sign-in sign-out sheet for all employees in chronological time, then transfer to field-ease with the production units that each employee installed per system.
- Complete detailed short interval plan (SIP) every week with accurate production rates.
- Conduct regular inspections for installation quality and production goals.
- Enforce and follow all CMS policies, procedures, and standards.
- Show good role modeling and treat employees with respect.
- Issue write-ups in a constructive instructional manor to correct employee issues when necessary.
Closeout:
- Complete project with proper start-up and closeout documentation.
- Complete project withing the budgeted hours.
- Aim to minimize punch-list and correct in a timely manner.
- Demobilize completely and efficiently wile returning all excess materials.
- Return all CMS tools in working condition.
- Participate in project close-out meeting, commissioning, and owner training.
Requirements:
- CMS Project Superintendents rarely install plumbing materials, the primary function of this position is one of planning, leadership, and managing the field operations of CMS large projects.
- Exemplify good decision making and problem-solving skills.
- Must be able to understand all project plans, including structural architectural and other trades.
- Maintain an organized job site and an efficient flow of materials to the crews.
- Must be able to lift 50 pounds frequently and 100 pounds occasionally.
- Always wear assigned PPE on site and ensure that the entire crew does as well.
- Review and understand blueprints, O&M manuals of equipment, international plumbing code, and specifications.
- Must be proficient in commonly used tech software.
- Daily work activities include sitting, kneeling, climbing, squatting, crawling, digging, working from ladders, and scaffolding constantly throughout the workday.
- Physical requirements: Able to lift, push, pull and twist up to 50 lbs. throughout the workday. Work overhead, climb ladders and work on uneven surfaces for extended periods of time.
EDUCATION and/or EXPERIENCE:
- Minimum of six years of positive results as a commercial foreman.
- State Journeyman License.
- Extensive knowledge of local building codes, equipment operation/installation manuals.
- Extensive knowledge of engineer specification and CAD to FAB processes.
- OSHA 30 Certification with basic knowledge of OSHA safety requirements as outlined in company policy.
- A wide range of methods involved with the installation of plumbing/mechanical systems and associated tool.
- Must be experienced in team cooperation and working well with others.
Geographical Location: This position is focused on Colorado Mechanical Systems jobs located from Colorado Springs to South Denver.
Salary: $100,000.00-$125,000.00/year depending on skill and experience
