Responsibilities
- Pre-Construction Planning:
- Lead the overall pre-construction process from initial client contact through project hand-off to the operations team.
- Collaborate with business development and estimating teams during proposal and bid phases.
- Participate in go/no-go decisions with leadership based on risk, schedule, and scope.
- Estimating & Budgeting:
- Oversee and review conceptual and detailed estimates at various design stages.
- Ensure accuracy in quantity take-offs, subcontractor pricing, and scope inclusions.
- Lead value engineering efforts to meet client budget goals without sacrificing quality.
- Design & Constructability Review:
- Coordinate early design reviews and constructability assessments with architects and engineers.
- Provide solutions and alternatives to address design and budget challenges.
- Identify and mitigate pre-construction risks proactively.
- Client and Stakeholder Coordination:
- Serve as the primary point of contact for clients during the pre-construction phase.
- Facilitate pre-construction meetings and maintain open communication across stakeholders.
- Support clients in understanding project timelines, cost drivers, and design decisions.
- Scheduling & Logistics:
- Develop and maintain preliminary construction schedules in coordination with the project team.
- Identify long-lead items and permitting timelines to ensure smooth project startup.
- Team Leadership:
- Manage and mentor pre-construction staff, including estimators and coordinators.
- Collaborate closely with project managers and field operations during project transition.Project Planning & Execution
- Assist with developing detailed project plans, including scope of work, schedule updates, budget, and resource allocation
- Assist with project kickoff and coordination meetings with clients, subcontractors, and internal teams
- Assist with overseeing the permitting, procurement, and mobilization processes

Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
- 10+ years of experience in commercial construction, with 5+ years in a pre-construction or estimating leadership role.
- Strong understanding of commercial construction methods, materials, and building systems.
- Proficiency in pre-construction tools such as Procore, Bluebeam, AutoCAD, and Microsoft Project.
- Excellent communication, negotiation, and leadership skills.
- Ability to manage multiple projects and deadlines simultaneously.
