Can you review a complete set of construction plans and coordinate everything needed to take a custom home from an awarded contract to construction readiness?

An established luxury residential builder is seeking a Preconstruction Manager for $4M–$10M+ custom home construction projects in South Florida.

We're looking for someone with strong technical construction knowledge who can interpret plans, coordinate permitting and approvals, develop project schedules, and manage specialty finish material purchasing to prepare projects for construction.

What You'll Be Responsible For

• Construction Plan Review & Coordination: Interpret architectural, structural, and MEP drawings, identify missing information or design conflicts, and coordinate resolutions with architects, engineers, and other project professionals.
• Permitting & Approvals: Coordinate building permits, plan reviews, resubmittals, product approvals, and required documentation with local permitting authorities.
• Material Purchasing & Coordination: Source suppliers, negotiate pricing, and purchase specialty finish materials such as porcelain, natural stone, and wall finishes, coordinating orders and deliveries with project schedules and budgets.
• Project Scheduling & Site Readiness: Develop preconstruction and baseline construction schedules, coordinate utilities and site requirements, and track critical milestones and long-lead materials.
• Client Selections & Project Handoff: Coordinate material selections, specifications, and allowances; track outstanding requirements; and prepare project documentation for construction mobilization.

What We're Looking For

• Experience working with a residential General Contractor or custom homebuilder on custom (non-production) new-construction projects.
• Strong ability to read and interpret construction plans and drawings, including architectural, structural, and MEP disciplines.
• Hands-on experience coordinating residential building permits, plan reviews, and approvals in South Florida.
• Experience developing and coordinating preconstruction and construction schedules.
• Experience sourcing suppliers, negotiating pricing, and purchasing specialty finish materials for residential construction projects.
• Working knowledge of residential construction methods, building trades, project sequencing, and Florida building requirements.
• Ability to track material purchases, client selections, and allowances against established project budgets.
• Strong organizational, communication, and problem-solving skills.
• Experience with luxury custom homes and construction management software is a plus.
• English required; Spanish and/or Portuguese a plus.
