The Preconstruction Manager at Mavin Construction serves as a strategic leader and trusted advisor throughout the planning and preconstruction phases of a project. This role is responsible for guiding internal teams, clients, and trade partners from early concept through project turnover, ensuring alignment with project goals related to budget, schedule, quality, and constructability.
The Preconstruction Manager leads all estimating and preconstruction efforts for assigned projects and works collaboratively with project management teams to deliver a seamless transition into construction. This individual is expected to drive accountability, foster strong relationships, and elevate the overall performance of the preconstruction process through leadership, technical expertise, and innovation.

Qualifications:
Bachelor's Degree in Construction Management, Engineering or related field preferred
Minimum of 5 years of experience as a Project Manager, Pre-Con Manager or Estimator
Familiarity with industry specific software related to project management, accounting, scheduling, estimating, takeoff and BIM
Must be a licensed driver with reliable transportation to and from job sites
Advanced proficiency in Microsoft Office Suite
Must be able to perform detailed estimates with very schematic information by filling in the blanks for details not shown by having an intimate knowledge of construction.
Must be able to lead the client in making informed decisions around cost without leaning on subcontractors at all times.
Lead the technology advancement and define our internal workflows for items like takeoff, estimating, bid invites, modeling and clash detection so we can be a leader in our industry leveraging technology in the delivery of our services.

Responsibilities:
Note that all duties denoted by an asterix (*) fall to the Pre-Con Manager in the absence of other project team members. If other team members are involved, the team will decide and communicate who is responsible.
General
Actively participate in internal company meetings, including weekly team and quarterly company meetings
Develop and maintain strong relationships with clients, consultants, subcontractors, and vendors
Support business development efforts, including client engagement and opportunity tracking
Maintain and continuously improve estimating databases, tools, and workflows
Serve as a subject matter expert in preconstruction and estimating practices
Administrative
Provide regular updates on project workload and opportunity pipeline
Maintain accurate and organized documentation of estimates, budgets, and project data
Support the refinement and standardization of internal preconstruction processes
Pre Construction & Estimating
Lead responses to Requests for Proposals (RFPs), including participation in interviews and presentations
Facilitate client meetings and guide early project planning discussions
Perform site evaluations and develop detailed scope narratives
Prepare conceptual budgets, detailed estimates, and cost analyses
Solicit, level, and evaluate subcontractor and vendor proposals
Lead value engineering and cost optimization efforts
Initial Project Planning with Owners
Design Oversight: Coordinate and lead design meetings
Manage costs
Municipal coordination and permit application *
Procurement of architects/engineers/vendors or subcontractors *
Submittals (this typically will be PM or APM responsibility; only in extenuating circumstances would this be required) *
Kickoff Submittal Process to assist in expediting a project *
Build/Leverage software tools that expedite (automate as much as possible) everything we do internally to dissect the scope of a project.
Construction
Assist with large change order estimates
Assist with Model Management, Clash Detection or other BIM related tasks
Project Closeout
As-Builts being updated using BIM
Owner Trainings associated with BIM
Additional Responsibilities/Possible Assignments:
Attend industry-specific events as needed
Assist with Construction - specific hiring process including interviews and onboarding
