THIS POSITION IS LOCATED IN OUR SANTA CLARITA, CA HEADQUARTERS/SOCAL DIVSION OFFICE. THIS IS NOT REMOTE.
SUMMARY/OBJECTIVE:
Prepares house for Quality Control Walk, Homebuyer Orientation, and House-2-Home Walk through self-performed work and coordination of finished trades so that house is in a move-in ready condition for all three walks. Objectives are to recognize items that need fine tuning, make whatever adjustments that are required, and to always deliver a house that demonstrates high quality and attention to detail.
ESSENTIAL JOB DUTIES:
- Oversee the completion of 1st and 2nd prep items which includes contacting subcontractors and following up with each contact to ensure that all prep items have been completed.
- Ensure all Pre-QC Checklist items are completed for walkthrough by superintendent prior to Quality Walk by warranty.
- Oversees completion of all punchlist items from Quality Control Walk (QC) prior to Homebuyer Orientation (HO).
- Prep Technician (PT) is to meet with the Warranty Representative (WR) at home 1 hour before scheduled HO to inform WR of any carry-over items not completed prior to HO.
- Oversees completion of all punchlist items from HO prior to House-2-Home Walk (H2H).
- PT is to meet with the WR at home 1 hour before scheduled H2H to inform WR of any carry-over items not completed prior to H2H.
- Performs basic repairs in light carpentry, drywall patching, sanding, caulking, painting, minor ceramic tile repairs, and minor carpet repairs (re-stretch, cutting, tucking, and trimming).
- Details the home prior to each walk to ensure cleanliness and readiness.
- PT is required to wash down city sidewalk in front of house, driveway and walkways, and rear patio if applicable. In addition, check entire interior of home for miscellaneous debris that needs to be removed. This work is to be completed the day prior to the scheduled HO.
- Responsible for ordering materials through superintendent and maintaining all prepping supplies.
- Reports recurring deficiencies to superintendent.
- Promptly reports non-responsive trade contractors to superintendent.
- Reviews rollover report and provides updates to superintendent.
- Follows safety guidelines and report hazards or issues to superintendent.
EDUCATION, KNOWLEDGE, SKILLS, AND ABILITIES:
- High School diploma preferred; 1-2 years prior construction industry experience a plus.
- Must be a self-starter and have an eye for detail (train eyes to look beyond the blue tape).
- Must have own tools, reliable transportation, and valid driver’s license.
- Operates hand and power tools, as needed.
- Ability to understand, follow and communicate written and oral instructions.
- Able to read and understand work instructions, plans, purchase orders, back charge forms, and floor diagrams.
- Performs physical tasks such as clearing debris, setting up equipment, loading/unloading materials, transporting materials, and lifting heavy objects.
- Maintains a professional appearance, conduct, and work ethic.
- Maintains up-to-date product knowledge and installation practices.
