Salary: Starting at $33.00/hr (depending on experience)



Job Summary:


Under the general supervision of the Housing Services Manager, provides program oversight in a complete, accurate, and professional manner: processes homebuyer program applications and income verifications maintaining associated documentation in a digital format; develops and maintains wait lists, reports, and other information; and provides information and assistance to tenants, homebuyers, and the public. Cross-trains in other Housing Services roles.



Essential Duties and Responsibilities:



  • Accurately reads, interprets, and applies procedures, policies, and regulations relating to specific housing programs.

  • Accepts and processes applications, forms, and verifications.

  • Is proficient with PC use and common software. Maintains participant database and electronic files.

  • Completes annual recertifications for homebuyers and assists with rental recertifications as needed.

  • Accurately completes mathematical calculations for rent or monthly payment adjustments.

  • Reviews and/or maintains homebuyer application waiting lists and unit files and assists with rental waitlists as needed.

  • Prepares and processes homebuyer move in, move out, transfer, inspection, and service requests and assists with rental actions as needed.

  • Maintains efficient collection of accounts receivables for homebuyers.

  • Prepares, processes, and distributes notifications, addenda, memorandum, and prepares complex reports and appropriately presents information to tenants, homebuyers, and/or the public.

  • Addresses inquiries from the public, tenants and/or homebuyers, solves practical problems, and deals with non-standard situations.

  • Processes homebuyer conveyances working with Legal to determine land ownership and transfer of ownership as needed.

  • Travels to NSB villages as required.

  • Observes TNHA safety rules and regulations, policies, and procedures.

  • Maintains complete confidentiality of all information obtained through professional and client interactions.

  • Performs other duties as assigned.



Knowledge, Skills, and Qualifications:


To successfully perform this job, an individual must be able to perform each essential function satisfactorily. The requirements listed represent the knowledge, skills, and abilities required.   • High school graduate or General Equivalency Diploma (GED) recipient.

  • Has a working knowledge of the Alaska Landlord and Tenant Act and Fair Housing Act.

  • Possess professional manner: active listener (gives full attention to what other people are saying), takes time to understand the points being made, asks appropriate and relevant questions, does not inappropriately interrupt; dons professional attire appropriate to professional standards, exhibits superior customer service, business writing skills.

  • Two (2) years work experience with a PC using common software applications in a professional office setting.

  • One (1) year work experience with program guidelines adherence and compliance.

  • Two (2) years work experience with North Slope Rsidents.

  • Valid Alaska Driver's License that meets TNHA insurance criteria.



Preferred:



  • Certification as Housing Occupancy Specialist.

  • Alaskan Native/American Indian (member of federally recognized tribe).

  • Ability to speak and/or understand conversational Inupiaq.



Physical Demands: This role primarily involves sedentary work, including sitting for extended periods, using a computer, and occasional light lifting (up to 20 pounds). Visual acuity for reading and using a computer is required.



Work Environment: The work environment is a typical office setting with standard lighting and temperature conditions. The noise level is generally low to moderate.
