Project Manager

The Project Manager serves as the operational leader for a single project and partners closely with the Superintendent to ensure successful project execution. This role is responsible for managing the project's budget, schedule, contracts, procurement, client communication, change orders, reporting, and overall project performance. On smaller projects, the Project Manager independently manages all project responsibilities. As projects grow in complexity, the Project Manager leads and coordinates Assistant Project Managers, Project Engineers, and other support staff while serving as the primary client-facing representative for the project team.

Qualifications:

• Minimum of 5 years of construction project management experience.


• Proven experience managing project budgets, schedules, contracts, and financial performance.


• Strong client relationship and communication skills.


• Proficiency with Procore, Bluebeam, Microsoft Office Suite, and construction management software.


• Demonstrated leadership experience managing project teams and mentoring junior staff.


• Ability to collaborate effectively with Superintendents, QA/QC Managers, and Safety Managers.


• Strong organizational, problem-solving, and decision-making skills.

Decision Making Authority:

• Manage project budgets, schedules, procurement activities, contracts, and client communications within delegated authority.


• Approve project expenditures, purchase commitments, and change orders within established approval limits.


• Escalate significant financial impacts, contractual disputes, major schedule delays, and high-risk project issues to senior leadership when required.

Additional Responsibilities:

• Perform all responsibilities of the Assistant Project Manager.


• Lead all project documentation, administration, and record management.


• Develop, maintain, and communicate project schedules, milestones, and progress reports.


• Plan, coordinate, and oversee all phases of construction from preconstruction through project closeout.


• Prepare, manage, and forecast project budgets and overall financial performance.


• Review and approve invoices, purchase orders, subcontractor payments, and change orders.


• Coordinate procurement activities to ensure timely delivery of materials and equipment.


• Lead and direct Assistant Project Managers, Project Engineers, and project support staff.


• Mentor and develop junior project management team members.


• Serve as the primary client contact for project-related communication and issue resolution.


• Identify project risks and proactively implement solutions to minimize impacts on cost, quality, and schedule.


• Maintain complete and accurate documentation to support claims management and dispute resolution.


• Ensure work is performed in accordance with project plans, specifications, company standards, and contract requirements.


• Coordinate with Quality Control and Safety teams to ensure compliance throughout project execution.


• Oversee project punch lists, final inspections, commissioning support, and client turnover activities.


• Prepare and deliver project closeout documentation and final project reports.


• Foster a collaborative working relationship with field operations, clients, subcontractors, vendors, and internal stakeholders to ensure successful project delivery.
