Description

 

The Estimator | Project Manager will create hard bids based on complete construction documents and conceptual estimates from preliminary or schematic plans. The Estimator | Project Manager will also lead, direct, and coordinate the day-to-day management of multiple projects in the Columbus and Central Ohio area. 

Essential Job Duties:

  • Reviews and fully understands bid requirements and design plans
  • Analyzes construction documents, visits job sites, as required to compile a       comprehensive bid / estimate.
  • Investigates conditions at the jobsite prior to bid to understand and evaluated site accessibility, surface and underground conditions and any condition that would affect construction methods and costs.
  • Selects team members (subcontractors) who meet the requirements of the specific project.
  • Clearly conveys schedule and scope of work to each bidding subcontractor.
  • Obtains bids from the selected subcontractors for completion of bid.
  • Qualify all sub-contractor bids received to ensure that there are no gaps in the scope of work
  • Submits complete and comprehensive bids by deadlines.
  • Reviews and maintains control over project budget.
  • Maintain communication with subcontractors and Superintendent to ensure project is following the schedule previously set and discussed.
  • Reviews drawings with Project Management team and addresses any points of concern at time of bid and during construction process.
  • Coordination and acquisition of building materials as needed.
  • Review and processing of shop drawings.
  • Creates and submits addenda and other bid information to subcontractors.
  • Establish and maintain relationships with architects, owners, property  managers, and brokers.
  • Actively seeks out competitive pricing from subcontractors and continually works to identify new qualified subcontractors.
  • Consistently follows up on submitted bids and budgets with architect and/or customer.
  • Responsible for rough cost calculations to determine how much it will cost to complete a project or provide products and services to our clients.
  • Understands and administers company’s contract and subcontract agreements.
  • Establishes, updates, and communicates master project schedule and manage its implementation.
  • Manages project site superintendents on your projects.
  • Ensures that projects are being built to code and all required inspections are taking place in a timely manner.
  • Drives competencies to team on requirements for insurance, labor relations, and employee relations.
  • Manages multiple projects ranging from $5K to $500K in value.
  • Works with Accounting team to initiate pay application process and follow up to ensure payment.
  • Ensures strict adherence to ethics and compliance requirements throughout the project.
  • Keeps management informed on progress of project and budget through regularly scheduled meetings.
  • Other duties as assigned to aid in the successful and profitable operation of the organization.

Requirements

 Skills, Education and Experience: 

  • Highly motivated, self-starter, detail-oriented individual with excellent communication, leadership, management, and sales skills.
  • Bachelor’s Degree in Mathematics, Architecture, Engineering or Project Management and at least 5+ years of experience working primarily as an Estimator in commercial construction.
  • Commercial interior construction experience is a must requirement.
  • Demonstrated ability to manage schedule, budget, people, and quality of work at multiple projects/sites.
  • Strong computer and construction software systems experience required. Proficient in Microsoft Office.
  • Strategic Negotiator.
  • Strong organizational and communication skills (written and oral).
  • Belief and demonstration of company core values of Service, Expertise, Community and Fun.
  • Has knowledgeable use of work-related equipment and materials.
  • Self-motivated with exhibited sense of urgency in all service-related activities.
  • Ability to demonstrate success working in a fast-paced, highly competitive, deadline-oriented environment.
