Project Manager



Summary


The Project Manager manages multiple projects and has overall project management responsibility; including client relationships, scheduling, budgeting, and profitability for a variety of projects. The Project Manager is competent in all conventional aspects of NYC building mechanical, electrical, plumbing and fire protection systems. The Project Manager acts independently; supervision and guidance from a Director mainly concerns overall objectives, critical issues, new concepts, and policy matters. 



4+ years of experience. 



Requirements



  • BS in Mechanical Engineering or Electrical Engineering.

  • Engineer In Training – (EIT); PE (NY State) preferred.

  • Experience with Heating Plant Upgrades, Oil-to-Gas Conversions (NYC Local Law 43), Chimney Liners, HVAC/Mechanical designs, Electrical Service/Switchgear, Plumbing Drawings/Design experience and Cogeneration Applications.

  • Experience with fire protection design and computer generated hydraulic calculations.

  • Experience Performing ASHRAE Level 2 Energy Audits (NYC Local Law 87).

  • Experience with NYC 1968 and 2008 codes; NYC Energy Code; performing code research



Responsibilities



  • Prepare strategic plan for project success.   Responsible for interpreting, organizing, executing and coordinating assignments

  • Execute projects independently and/or by leading a small group of employees

  • Plan and develop projects of medium to large scale scope and works under minimal supervision. Responsible for the coordination of all project efforts, administrative and technical, to assure the most efficient and cost effective execution of assigned projects

  • Execute, and oversee support staff on, multiple projects in all project phases, including Investigation, Budget Estimating, Contract Document Preparation, Bidding and Negotiation, Municipal Filing, Construction Administration, and Close-out

  • Maintain proficiency in AutoCAD

  • Act as primary client liaison. Actively manage; client budgets, schedules and programs, project communication and documentation, office administrative tasks, and project team assignments

  • Perform and/or oversee performance of building site inspections

  • Enforce quality control with contractor

  • Anticipate and trouble-shoot project-specific problems and develop and implement solution in timely manner.  Independently solve typical problems, seek guidance as need on complex problems encountered

  • Keep current on building codes governing New York City. Awareness of historic building codes

  • Navigate the public review process and regulatory agencies governing New York City for project filings

  • Actively participate in a teamwork environment

  • Effectively manage time to perform work duties in a fast-paced environment

  • Effectively manage resources to meet project schedule and budget

  • A Project Manager can expect to be “in the field” between 25% - 75% of their time during any given week
