Primary Purpose:
To supervise the field construction effort to ensure all projects are constructed with an emphasis on safety and efficiency, in accordance with design and specifications.
To supervise and coordinate subcontractor activity to ensure their work is completed as needed with maximum quality and in compliance with their contracts.
As time permits, to provide carpentry and other general construction skills on various projects in a most productive and cost-efficient manner while emphasizing quality, professionalism, and safety.
Responsibilities:
Prior to actual construction, review plans, subcontracts, purchase orders, and progress schedule with Project Manager to determine the accountability of everyone involved with the project.
Contact and schedule suppliers and subcontractors with adequate lead time to assure project is completed efficiently and in accordance with the progress schedule.
Complete all project start up procedures including placement of job trailer, installation of project signage, posting of required notices, procurement of current policy manuals, etc.
Assist the subcontractors with project layout to assure proper installation.
Inspect subcontractor work as it pertains to proper installation, quality, and conformance to shop drawings, plans and specifications.
Maintain a safe and healthful workplace by:
Adhering to the provisions of Lakewood's Safety Program.
Encouraging Safety with all field personnel and subcontractors.
Issuing Violation Notices for safety violations of Lakewood workers.
Properly reporting all accidents and injuries.
Participating in regular safety meetings and conducting "tool box" safety meetings.
Setting a proper example for safety in attitude and action.
Complete and process "Additional Work Authorizations" for Owner requested changes that need to be acted on quicker than a formal Change Order can be processed.
Obtain the Project Managers approval before any additional work, not called for in the original contract, is begun. Incorporate all Change Orders and Additional Work Authorizations into the project.
Thoroughly document the daily progress of all projects by completing the Supervisors Daily Log.
Work with the Project Manager in reviewing and modifying the progress schedule.
Conduct progress meetings, emphasizing quality, safety, and production.
Review and expedite all required shop drawings and related material deliveries.
Resolve routine performance and/or quality problems with suppliers and subcontractors. Communicate major concerns with the Project Manager.
Maintain as-built drawings on site and update on a weekly basis. Upon completion of project, turn over to Project Manager.
Coordinate project manpower needs with the Project Manager. Obtain the Project Manager's approval for personnel assignments and anticipated overtime.
Supervise and evaluate the performance of Lakewood field personnel assigned to each project requiring compliance with company policies and encouraging personal development.
Schedule work assignments and obtain appropriate supplies and material to maximize the productivity of Lakewood field personnel.
Assist the field personnel in actual construction as needed and as time permits.
Maintain ongoing completion list so as to minimize punch list. Give the punch list and project close out process top priority by completing all items as soon as possible.
Attend and participate in regular staff meetings.
Acquire and maintain professional credentials as required by management.
Perform other tasks as may be assigned from time to time by management.
Required Skills / Abilities:
Good verbal and written communication skills.
Ability to work under pressure.
Ability to oversee and coordinate a variety of people in different roles.
Extremely detail-oriented.
Ability to read, understand, and execute blueprints, drawings, and plans.
Thorough understanding of legal requirements relating to construction and building sites.
Thorough understanding of quality building practices.
Ability to quickly identify problems and efficiently solve them.
Physical Requirements:
Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
Must be able to lift up to 50 pounds at a time.
May require travel.
Exposure to characteristic construction site dangers.
Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.
