We streamline property transactions by handling everything from repairs, cleanup, and sales - all in-house. We’re seeking a strategic and relationship-driven New Property Acquisition Specialist to fuel our growth by sourcing off-market and distressed properties. You’ll be the bridge between motivated sellers and APHBH’s seamless buying process by efficiently identifying, evaluating, negotiating, and securing acquisition opportunities.

WHAT YOU'LL DO:

• Identify and target motivated sellers through cold & warm outreach (calls, emails).
• Assess property condition, estimated repair scope, and compare to market values.
• Build relationships with sellers; clearly explain our value proposition and structure win-win offers.
• Submit offers, manage due diligence, coordinate internal  evaluations, and shepherd acquisitions to closing.
• Document deals from lead to closing in CRM (Hubspot); track acquisition metrics and performance.
• Monitor local market trends and competitor activity to refine acquisition strategy. 

WHAT YOU'LL NEED:

• 2+ years in real estate acquisitions, wholesaling, direct buyer environments or strong sales background combined with real estate interest.
• Proficient in evaluating deal viability through comparable sales, repair estimates, and value-add modeling.
• Skilled in cold outreach and establishing rapport with diverse seller types.
• Calm under pressure, able to secure favorable terms while preserving seller relationships.
• Comfortable using CRMs and managing deal pipelines efficiently.
• Driven to hit targets with minimal oversight and adaptive to dynamically shifting priorities.
• Bonus if familiar with the Spokane and Coeur d’Alene housing landscapes.
