Property and Facilities Manager - Camp Abnaki

The Property Manager at Camp Abnaki protects, maintains, and enhances the historic lakefront summer camp of the Greater Burlington YMCA. This role orchestrates seasonal openings and winterizations, spearheads construction and remodeling projects, manages facility budgets, and leads a diverse team in the care of this camp property on the beautiful shores of Lake Champlain.

What You'll Do:

• Manage Seasonal Transitions: Lead the complex seasonal opening and deep-winterization of camp facilities, including water/wastewater systems, utilities, and waterfront dock infrastructure.
• Drive Preventative Maintenance: Develop and execute a comprehensive preventative maintenance program across all buildings, electrical/plumbing systems, equipment, and camp vehicles and watercraft.
• Ensure Well-maintained Outdoor Spaces: Perform landscaping tasks as needed, including the removal of dead or hazardous trees, bushes or plants, grass cutting, brush control, care of walking paths, removal of natural debris or litter and winter maintenance such as plowing or shoveling safe pathways. 
• Manage Capital Projects & Budgets: Plan, budget, and oversee renovation and construction projects from initial permitting to subcontractor coordination and final inspection.
• Lead and Support Teams: Schedule, train, and supervise maintenance staff and coordinate large volunteer workgroups on site-improvement projects.
• Uphold Safety & Compliance: Conduct routine inspections, correct safety hazards, and manage regulatory compliance, permits, and licensing for camp property.

What You’ll Bring to the Role:

• Hands-on Trade Expertise: Strong skills in one or more core trades—carpentry, plumbing, electrical, or heavy landscaping.
• Proven Experience: At least 5 years of maintenance experience, 1 year of supervisory experience, and a valid driver's license with a clean driving record. (Resident camp experience is a huge plus!)
• Operational Leadership: The ability to independently prioritize emergency work requests, manage property budgets, and negotiate vendor service contracts.

QUALIFICATIONS:

• Possess a skill set in one or more of the following areas: carpentry, plumbing, electrical, and/or landscaping. 
• At least five (5) years of experience in a maintenance role.
• At least one (1) year of experience working in a resident camp setting, preferred.
• At least one (1) year of supervisory experience. 
• Ability to work independently with self-motivation, drive, flexibility, and adaptability. 
• General employee management skills along with office management and general administrative knowledge.
• Possess excellent judgement skills with the ability to make safe decisions in a timely manner. 
• Ability to perform under pressure in the event of an emergency. 
• Ability to communicate effectively with staff and campers of all ages. 
• Clearly provide instruction and direction to ensure the efficiency and safety of participants involved.
• Develop relationships with campers and guardians to ensure trust in the brand.
• Possess a strong sense of patience and acceptance.
• Ability to coordinate the work of large groups at one time.
• Strong knowledge of camp, state and federal regulations and health and safety laws and awareness.
• Must be CPR/First Aid/AED certified within the first 60 days of employment.
• Must have a valid Driver’s License and a satisfactory driving record to meet driving and insurance requirements. 
• This position may reside on camp property in housing provided by Camp Abnaki.
