Property Inspector

What You Will Own & Improve

1. Conduct Renewal and Annual Walk-Throughs.


2. Occupied Onboarding Evaluations.


3. Ensuring that properties meet our company standards for safety and habitability.


4. Ensuring that residents are adequately maintaining properties and complying with the terms of their lease.


5. Assessing maintenance or repairs needed while completing property evaluations.


6.  Accurately completing work orders and assigning them to the appropriate vendor for timely completion.


7. Performing property checks on vacant and occupied properties as needed.


8. Accurately completing and submitting property evaluation reports.

What You Already Know

1. 2+ years of experience in the Property Management, property inspection, construction, or residential maintenance field. 


2. How to remain organized, manage your day-to-day, and keep detailed records.


3. Have strong communication skills.


4. Familiarity with and ability to adhere to Fair Housing laws.


5. How to use industry-related software, such as zInspector, Propertyware, Rentvine, Google Workspace, a smartphone, a computer, and any other necessary equipment.


6. How to Collaborate as a Team: Our collaborative approach is crucial to both our internal and customer success.


7. How to use a vehicle.

How Success Is Measured

This role is straightforward: complete all evaluations within the required timeframe to meet our client's expectations of low vacancy time and asset preservation.

Requirements

1. High school diploma or GED required, and preferably 2+ years of experience in the Property Management, property inspection, construction, or residential maintenance field. 


2. Have a valid driver’s license with a clean driving record, the ability to pass a background check, and the ability to operate a company vehicle.


3. Highly organized and detail-oriented.


4. Embrace and adhere to T&H core values.


5. Effective communication and customer service skills.


6. Computer literate, including the use of email and other industry-related software


7. Ability to stand and/or sit for long periods, climb stairs regularly throughout the workday, use hands to operate a vehicle, smartphone, computer, and other equipment as necessary, and regularly walk, talk, and hear.


8. Have the ability to exert up to 25 pounds occasionally, and/or up to 25 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.


9. Have a working and stable internet connection at home to connect a company-provided computer to.

Job Type

Full-time Monday–Friday 8:30 AM – 5:00 PM

Location

This job is field-based. Must be able to travel to Marion County and the surrounding counties Monday-Friday and be available for in-person meetings and company functions as necessary.
