Job Description - Property Maintenance Supervisor/Coordinator- No On Call!

Property Solutions & Services, Inc is an equal opportunity employer that has been providing property management services for affordable housing developments within the Twin Cities for the past 30 years, and we are currently seeking a responsible, dedicated, and organized Maintenance Supervisor to join our team.
The desired candidate will be an individual who takes pride in his/her work and enjoys completing maintenance and/or small construction-related tasks.
The successful candidate will have:
Must have good written communication
Proficient with computers
Organizational skills such as planning and multitasking
Must have 3+ years of maintenance experience that indicates skills in a variety of maintenance activities.
Competency in at least four of the following maintenance areas: carpentry, plumbing, electrical, appliance repair, drywall/painting, and HVAC.
Must have at least a Special Engineer Boiler's License.
Must be able to lift/carry at least 50 pounds and climb a ladder without height restrictions.
Must have and maintain a toolbox with basic tools.
Must be able to interact with coworkers, property owners, tenants, and vendors in a professional manner.
Must possess basic math skills; the ability to read and understand workorders, instructions, and operating manuals; technology literacy; and good verbal/written communication skills.
Must have a valid Driver's License, a reliable vehicle, and proof of vehicle insurance.
The ability to pass a criminal background check.
Position Details:
1) This position is full-time (40 hours per week) with the option to do overtime if desired. 2) Typical working hours start at 8:00am and end at 4:30pm, Monday through Friday. 3) The starting salary will depend on your experience. 4) A benefits package is offered, which includes medical, dental, vision, life, and disability insurance, as well as 401Kmatching. 5) Reimbursement for mileage is given. 6) Reimbursement for tools is given via a tool allowance. 7) Our maintenance technicians are roving and service multiple housing sites in the Twin Cities metro area. 8) Our maintenance technicians do not live on site. 9) Our maintenance technicians do not work on call.
Responsibilities include, but are not limited to:
Develop an efficient schedule for maintenance.
Assign maintenance workorders to provide efficiency and good quality work, while responding to the needs of each property.
Respond to and assign emergency work orders.
Review workorders for completeness, appropriate use of time, and response to work orders.
Assist site managers in coordinating and scheduling of unit turnovers, inspections, and special projects.
Coordinate the maintenance of these work orders.
Work with Director of Facilities and HR to address performance issues of maintenance technicians.
Train and supervise employees of the maintenance department
Ensure operational efficiency of electrical equipment and mechanical systems through timely inspection and repair
Ensure that company premises and facilities are kept in clean and hygienic condition
