Job Description:

Job Summary

The Property Management Associate I will provide support across the CPC real estate portfolio, assisting with leasing, tenant relations, property operations, and administrative tasks. This role will support the Real Estate Operations Manager and help ensure the smooth functioning, safety, and financial performance of CPC’s residential, commercial, and mixed-use properties. Responsibilities include coordinating leasing and marketing, tenant communications, assisting with maintenance requests, tracking lease compliance, supporting marketing efforts, and maintaining property records. This is an entry-level position designed to provide broad exposure to property management functions while supporting day-to-day operations.

Duties and Responsibilities

  • Administer and coordinate day-to-day property management including marketing, leasing, tenant communications, property inspections, collecting security deposits and rent collection.

  • Respond to phone, email, and in-person inquiries, follow up with prospective residents to maximize conversions.

  • Conduct credit and background checks for applicants.

  • Regularly update guest cards and traffic reports in property management software or other property management systems.

  • Monitor and track rental rates, occupancy, and leasing performance.

  • Serve as primary point of contact for tenants, addressing questions, concerns, and maintenance requests in a timely and professional manner.

  • Under the direction of the Real Property Operations Manager supervise maintenance staff and coordinate maintenance operations, vendor activities, and contractor services to ensure timely completion of work orders and property upkeep.

  • Execute leasing and marketing initiatives, including property tours, application processing and monitoring occupancy trends and leasing performance metrics

  • Administer and maintain accurate property files, lease agreements, and tenant correspondence in property management software and in compliance with CPC policies and procedures

  • Administer property inspections and documentation of conditions at move-in, move-out, and during occupancy.

  • Assist in planning and hosting community events and resident engagement activities.

  • Assist in budget tracking for leasing-related expenses.

  • Conduct regular property walks to ensure community cleanliness and curb appeal

  • Report safety concerns, maintenance issues, and policy violations to management

  • Maintain flexible work schedules, including weekends, based on community needs.

  • Prepare reports on occupancy, lease expirations, rent collections, and other property performance metrics.

  • Ensure compliance with fair housing regulations, CPC policies, and applicable laws.

  • Provide general administrative support to the Real Estate Operations Manager and property management team.

  • Support other CPC real estate assets as assigned, including residential, commercial, and mixed-use properties.

  • Monitor vendor and contractor performance and escalate operational issues as necessary to maintain service standards.

Position Requirements

  • Minimum 5 years of experience in property management, leasing, or related administrative role required.

  • Graduation from an accredited two-year or four-year college or university is required.

  • Ability to perform complex, highly responsible and confidential duties

  • Excellent computer skills including Microsoft Word and Excel

  • Ability to reside on-site at Harvest Lofts

  • Ability to prioritize, plan, organize, and meet time lines

  • Ability to establish and maintain cooperative and effective working relationship with others

  • Excellent verbal and written skills and the ability to interface with all levels of staff, Board of Directors, university community, including students, faculty and staff, and the public

  • Interpersonal skills using tact, patience, and courtesy

  • Ability to maintain regular and reliable attendance

  • Possession of a valid California Drivers License and satisfactory driving record

  • A background check is required for all regular benefited positions

  • The person holding this position is considered a ‘mandated reporter’ under the California Child Abuse and Neglect Reporting Act and is required to comply with the requirements set forth in CSU Executive Order 1083 as a condition of employment

Physical Requirements

  • Hearing and speaking to exchange information in person or on the telephone

  • Dexterity of hands, fingers, and wrist to operate a computer keyboard and calculator

  • Seeing to read a variety of materials

  • Sitting or standing for extended period of time

  • Physical agility to lift 20 pounds to shoulder height

  • Physical agility to lift, carry, push, or pull objects

  • Commuting on an as needed basis to outside meetings and training locations

Hiring Range:

$25.00 - $35.00/hr
