The Property Manager is responsible for the overall performance and success of the community. This role leads day-to-day operations, including leasing performance, financial management, team development, resident satisfaction, and maintaining the physical condition of the property. The Property Manager ensures the community operates efficiently, meets budget goals, and delivers an outstanding living experience.

Key Responsibilities
Operations & Financial Performance
Oversee all phases of property operations including leasing, maintenance, and administrative functions
Manage budgets, monitor expenses, and ensure accurate financial reporting
Review and approve invoices, deposits, and accounting entries
Track occupancy, revenue performance, and implement strategies to meet or exceed goals
Leasing & Marketing
Drive leasing performance and maintain strong occupancy levels
Monitor market trends, competitor pricing, and recommend rent adjustments or concessions
Execute and manage marketing and advertising strategies
Support the leasing team in closing prospects and delivering excellent customer service
Resident Experience
Ensure high-quality service and prompt resolution of resident concerns
Foster strong relationships with residents to support retention and satisfaction
Lead retention initiatives, community events, and resident engagement programs
Team Leadership & Development
Hire, train, coach, and develop team members
Conduct performance reviews and provide ongoing feedback
Promote a positive, collaborative, and high-performing team culture
Ensure compliance with company policies, procedures, and safety standards
Property Maintenance & Appearance
Maintain the community’s curb appeal and physical condition
Conduct regular inspections of common areas, amenities, and apartment homes
Oversee vendors and contractors to ensure quality and compliance
Compliance & Reporting
Ensure adherence to company policies, fair housing laws, and safety regulations
Prepare and submit weekly, monthly, and quarterly reports
Manage collections, delinquencies, and eviction processes in accordance with guidelines
Qualifications
Associate degree or equivalent experience preferred
2–3+ years of property management or related experience
Prior leadership or management experience strongly preferred
Strong financial, organizational, and problem-solving skills
Ability to lead teams, manage priorities, and drive results
