Job Description - Property Portfolio Manager

Full-time

Description

Property Portfolio Manager

Location: Pittsburgh (with some local travel)

Salary: $54,000-$65,000 annually

Ready to step into a role where you actually have ownership, influence, and room to grow? Arbors Management is looking for a driven Property Portfolio Manager to oversee a portfolio of conventional residential properties in Pittsburgh’s South Hills area.

With over 40 years of property management experience, Arbors offers stability, strong systems, and a leadership team that supports you while trusting you to run your portfolio like a pro.

Why You’ll Want This Role

This isn’t a “sit behind a desk all day” job. You’ll be out in the field, building relationships with owners, residents, and vendors—solving problems, improving properties, and making a real impact.

What We Offer Our Portfolio Managers:

  • Competitive salary based on experience
  • Paid time off & paid holidays
  • Career growth opportunities with ongoing training
  • Supportive, responsive management team
  • Full benefits package, including:
    • Medical, dental, and vision insurance
    • 401(k) with company match
    • Short- and long-term disability
    • Life insurance
    • Optional supplemental coverage

What You’ll Be Doing as the Portfolio Manager:

  • Serve as the primary point of contact for property owners, providing regular updates on budgets, occupancy, and maintenance need
  • Oversee tenant management, including inspections, lease compliance, late fees, and evictions when necessary
  • Manage emergency repairs, including after-hours situations, ensuring issues are handled quickly and professionally
  • Build and maintain strong relationships with vendors and contractors
  • Ensure all properties in your portfolio are well-maintained, safe, and welcoming for residents
  • Balance office work with on-site property visits across your assigned portfolio

What It Takes to Succeed In This Role:

  • Strong communication and organizational skills
  • Ability to prioritize and manage multiple properties and deadlines
  • Solid computer skills and comfort with property management software
  • Working knowledge of property management, leasing, and maintenance operations
  • Calm, solution-oriented mindset—especially in high-pressure situations

Requirements For Portfolio Managers:

  • Associate degree or higher in Business or a related field preferred
  • 3+ years of experience in market-rate (conventional) leasing or property management
  • Must have or be willing to obtain a Pennsylvania Real Estate License
  • Valid driver’s license, insurance, and reliable personal vehicle
  • Ability to pass pre-employment drug and background screenings

Why Arbors Management

At Arbors, you’re not just managing properties—you’re building long-term value for owners and better living experiences for residents, backed by a company that’s been doing it right for decades.
