This is the service and maintenance side of our client's Property Services Division. If you are looking at their Custom & Small Projects assistant project manager role, that is a different team doing new custom build work. This one is ongoing care of finished homes.
Our client is a high-end residential construction management firm working across five Northeast markets, with this position based in their Boston office.
Most builders hand over the keys and leave. This division looks after homes the firm has already built, which means the client is a homeowner who comes back year after year, and the work is ongoing service, maintenance and repair on finished houses instead of a single project with an end date.
The role
You support the Project Manager and the field team in keeping that work on cost, on schedule and properly documented. Drawings, requests for information, submittals, subcontractor contracts and insurance, weekly meeting minutes, coordination between the office and the field, and the punch list and closeout documentation at the end of each job. You report to the Senior Services Manager.
The firm is explicit that this is a step-up role. If you are looking to take the next step in your career, the technical requirements below are preferred and not required.
What you would be doing
Manage project drawings, requests for information and submittals, keeping the latest revisions distributed and maintained.
Attend weekly project meetings and keep detailed minutes.
Make certain contracts and insurance are current and in hand before any subcontractor sets foot on site, and chase what has not come in.
Coordinate with field staff, subcontractors, vendors and design professionals.
Draft and submit requests for information and submittals for review with the senior manager.
Collect and summarize daily reports.
Run closeout, including punch list completion and the documentation behind it.
What we are looking for
A degree in construction management, engineering or a related field, or equivalent construction experience.
Experience in commercial construction. An internship counts.
The ability to read and interpret construction drawings and specifications.
Microsoft Office, and ideally some exposure to construction management software.
Superior time management, organization and attention to detail.
Someone who escalates a problem instead of sitting on it, and who is comfortable in front of homeowners, subcontractors and design teams.
A valid driver's license. OSHA 10 or 30 is a plus.
