Key Responsibilities
- Project Management (70%)
- Lead Type III / V development projects from feasibility through entitlement and permitting
- Manage external client projects including single-family, duplex, and multifamily developments
- Coordinate permit submittals and plan check processes with LADBS, Planning, and other AHJs
- Interface with permit expeditors, consultants, and city agencies to advance project timelines
- Track project milestones, deliverables, and critical deadlines in Notion project management system
- Manage design changes, code compliance issues, and permit corrections
- Prepare comprehensive project status reports and turnover documentation
- Feasibility & Code Analysis (20%)
- Conduct zoning analysis and code compliance reviews for new projects
- Evaluate development feasibility including density calculations, setbacks, and incentive programs
- Identify entitlement strategies and regulatory pathways
- Interface with city planning departments for preliminary project feedback
- Team Leadership & Coordination (10%)
- Lead team coordination meetings
- Mentor junior project managers and designers
- Review work products and provide quality control
- Collaborate across internal teams (design, construction, development)
- Manage consultant and architect coordination
Required Qualifications
- Experience:
- 3+ years project management experience in multi-family residential or mixed-use development
- Proven track record managing entitlement and permitting processes in Los Angeles
- Experience with LADBS, LA Planning, and other LA City departments
- Background in architecture, design, or construction management
- Technical Skills:
- Strong knowledge of California Building Code, LA Zoning Code, and Title 24
- Proficiency with entitlement processes: CEQA, density bonus, TOC, affordable housing programs
- Familiarity with plan check coordination and permit expediting
- Understanding of MEP, civil, and structural coordination
- Experience with project management tools (Bluebeam, Google Workspace)
