Real Estate Research Associate

Job Description - Real Estate Research Associate

Atlantic Pacific Companies is a dynamic industry leader, with a growing and diverse portfolio of properties throughout Florida, Georgia, Texas, California, North Carolina, and Washington, D.C.

Want to be a part of a dynamic real estate team?

Are you a strong writer and researcher who wants your work to make a real difference? We are looking for a Real Estate Research Associate to help secure funding for affordable and workforce housing communities.

In this role, you will support our Acquisitions/Applications team by researching government housing programs and preparing grant and funding applications to federal, state, and local agencies. If you love digging into the details, turning complex rules into clear, well-written submissions, and seeing a project through from start to finish, you'll fit right in.

Real estate experience is a plus, but it is not required. We welcome recent graduates and early-career professionals from backgrounds like public policy, urban planning, economics, finance, political science, English, communications, or similar fields. We will teach you the industry.

Atlantic Pacific Companies strives to bring out the best in our people and empowers them to provide excellence to the communities we serve. We mentor our team, give them as much responsibility as they can handle, and award autonomy and career growth as merited. We enjoy working smart and hard: the best ideas win, and your contribution to our team's performance is the only constraint to your growth.

Responsibilities include, but are not limited to:

  • Research, analyze, and interpret Qualified Allocation Plans (QAPs) and federal, state, and local affordable housing program rules

  • Prepare and submit grant and funding applications to federal, state, and local government finance agencies

  • Research public sources of construction and permanent financing

  • Search for development opportunities, such as Requests for Qualifications (RFQs) and Requests for Proposals (RFPs), screen them, and help prepare submissions

  • Write clear, accurate, and persuasive narratives and supporting materials for applications

  • Assist with research and data collection for mapping projects using Google Earth and Google Maps

  • Support the team with acquisition and underwriting due diligence

  • Attend meetings and workshops as needed

  • Keep paper and electronic files complete, accurate, and organized using our naming conventions

  • Perform related duties as required

Requirements:

  • Bachelor's degree

  • Strong writing skills, with an eye for detail and accuracy

  • Strong research and analytical skills

  • Proficiency with Microsoft Outlook, Word, Excel, PowerPoint, Adobe Acrobat, and Google Earth

  • Ability to multitask, prioritize, and meet firm deadlines

  • Ability to work independently and as part of a team

  • Willingness to travel occasionally (including overnight) and work flexible hours to meet deadlines

Other Qualifications:

  • Grant writing or proposal writing experience

  • Knowledge of the Low-Income Housing Tax Credit (LIHTC) program or other state and federal housing programs

  • Real estate, government, nonprofit, or community development experience

What We Offer:

  • 100% Employer-Paid Health Insurance options (after 30 days of employment).

  • Flexible Spending Accounts, Life Insurance, Long-Term Disability, and other supplemental insurance benefits

  • Paid Time-Off/Holidays - New Year's Day, Memorial Day, Juneteeth, Independence Day, Labor Day. Thanksgiving Day, Day after Thanksgiving, Christmas Day, and a Personal Floating Holiday to use as you see fit

  • 401(k) Retirement Plan

  • Employee Referral Program

  • Employee Assistance Program

  • Employee Discounts Program on Rental cars, Movie Tickets, Disney Tickets, and Gym memberships, to name a few

  • Yearly Recognition Gifts
