Description
The mission of the RES Director, Qualifying Broker is to help our customers become successful homebuyers by leading the RES team to build trusting relationships to help customers acquire the right home that meets their needs at a fair value.
The Qualifying Broker is responsible carrying out the following duties:
· Oversee Real Estate Sales Team to ensure adherence to guidelines and successful completion of goals.
· Lead team to establish positive working relationships with customers. Review purchasing power; types of property and location customer desires.
· Guide customer through home selection process to ultimate selection by customer of desired property. Advise clients on market conditions, prices, mortgages, legal requirements and related matters.
· Write valid Purchase Contract for new homebuyer. Act as an intermediary in negotiations between buyers and sellers, generally representing one or the other.
· Follow up on details needed for successful closing and purchase of property. Confer with escrow companies, lenders, home inspectors, and pest control operators to ensure that terms and conditions of purchase agreements are met before closing dates.
· Coordinate property closings, overseeing signing of documents and disbursement of funds.
· Regularly review property listings, trade journals, and relevant literature, and attend conventions, seminars, and staff and association meetings to remain knowledgeable about real estate markets.
· Promote sales of properties through advertisements, open houses, and participation in multiple listing services.
· Works closely with other internal departments including but not limited to Home Purchase Advisors, Real Estate Development and Lending to ensure best practices in service provided to customers.
· Uses the Homewise, Inc. STARS database system to track client progress and Multiple Listing Service, Outlook and other electronic tools to provide the best service to customers.
· Complies with all applicable regulations, policies and procedures.
Expected Outcomes
· Support the Homewise mission by averaging or exceeding number of sale contracts per month outlined in the annual budget.
· Expected to close number of sales to achieve or exceed annual budget for home closed.
· Positively promoted the Homewise mission in the community in a manner that built the brand and created new referrals and inquiries.

Education and Experience
· High school diploma or equivalent
· Must be licensed by the Real Estate Commission of New Mexico
Work Schedule
· Ability to travel as needed.
· Must be able to work flexible hours including evenings or weekends to show properties at times when it is convenient for clients.
Physical Requirements
· This is largely a mobile role; it requires the ability to move from building to building and throughout homes with customers.
· Must be able to occasionally lift up to 20 pounds
Must be able to set up and take down multiple open house signs.
