As a Regional Director, you will assume responsibility for the overall management and performance of a designated region's portfolio. You will oversee the Property Managers and site teams, listen to, counsel and resolve personnel issues, as well as residential problems, to the best of your ability. Ensure the proper policies and procedures are being followed. Explore ideas to increase income and decrease/maintain expenses at site, maintaining budget control, reports and general operations of the properties.
Supervisory Responsibilities:
Provide leadership, guidance, and support to Property Managers and their teams, promoting a culture of accountability, teamwork, and continuous improvement.
Responsibilities and Duties:
Budget Control: Monitor / Assist with property budgets; Explore ideas to increase income and decrease/maintain expenses at site.
Oversee Site Teams: Provide back-up support for the manager and team. Communicate regularly, and approve various reports and projects. Assists property manager by investigating and resolving tenant complaints; planning renovations and assist in the contract negotiations with vendors.
Owners: Works along with owners to keep them informed of the properties performance. Answers questions, and offers suggestions to improve the site.
Accountability: Ensure Managers are held accountable for property performance and staffing. Ensure all aspects of the business are being maintained by Managers.
Staff Recruitment: Deals with/aides in the process of Interviewing, hiring and training needs of staff in regional properties.
Required Skills/Abilities:
Exercise good judgment and self-control.
Good human relation skills. Be able to deal with residents, owners, employees, peers and supervisors.
Excellent computer knowledge, organizational skills and communication skills
Meeting sales goals, negotiation, closing and prospecting skills
Regional Management and Leadership skills
Must be able to communicate effectively with tenants, contractors, and team members in English.
Education and Experience:
High School diploma or GED, Customer service background preferred
Minimum 2 years experience as a Property Manager required (preferably at a Winfield Property)
College degree preferred
Eventually acquire CAM designation
Physical Requirements:
Prolonged periods of sitting at a desk, and working on a computer.
Traveling to properties when necessary.
Saturdays or evening could be required
Must be available 24/7
