Job Description Description: Hilltop Residential is seeking a highly motivated

Regional Manager

who will be responsible for the continued implementation and expansion of property management functions for Hilltop’s assets in the

North Georgia, Tennessee, and North Carolina

Job Responsibilities
Execute our property management strategies that support Hilltop’s core values throughout the North Carolina and Tennessee markets
Set Hilltop’s customer service and cost controls at levels that will maximize the performance and profitability of Hilltop‘s North Carolina and Tennessee assets
Implement and continue to improve upon site level operating, maintenance, and cost control policies, procedures and programs as already established by Hilltop Residential
Develop onsite personnel, building upon Hilltop’s culture of a place of hard work, integrity, job satisfaction, and opportunity
Generate strategic plans to meet individual and community performance goals and achieve market results that consistently exceed sub-market occupancy and rent growth performance
Guarantee community compliance with safety, industry, and state/city/federal regulations and requirements
Maintain current knowledge and understanding of the industry, competition, and market, applying this knowledge to gauge the community’s success and improve results
Accountable for the overall operation and success of the community, as well achieving results and meeting goals related to customer sentiment, occupancy, and retention, NOI, managing expenses, and other community performance expectations
Demonstrate a people driven attitude by building strong working relationships with your team members, peers, leadership, and support department team members
Apply effective recruitment, coaching, motivation, and development techniques to manage and lead successful and highly skilled teams, while understanding your team members’ professional goals and leveraging their strengths to meet organizational objectives
Lead the team in establishing creative marketing and social media strategies to increase property traffic
Evaluate how to continue to deliver resident focused technology to our residents.
Assist Hilltop in growing the portfolio in the Southeast market
Requirements:

Bachelor’s degree highly preferred
5+ Years of Conventional Property Management Experience required
Student Housing Experience strongly preferred
First-hand experience in all facets of multi-site multifamily property management and operations, including financial performance and customer service
Experience leading, developing and training teams of 8 to 20 employees at different experience and skill levels
Developed management and supervisory skills to lead, direct, evaluate, and mentor subordinate team members
Demonstrated proficiency in using property management software (OneSite / Real Page required)
Proficiency in Microsoft Office Suite including Word, Excel & Outlook
Track record of financial acumen: maximizing revenues, managing spending, and completing financial and other reports with accuracy and punctuality
Self-starter, collaborative team player, hardworking, humble, trustworthy, always looking for the very best way to do things
Ability to meet and exceed sales and customer service objectives
Positive attitude, strong work ethic and ability to lead and motivate others
Ability to successfully manage change and lead through difficulty
A clear understanding of business concepts, financial reviews, processes, and the principles of real estate management is required
Ability to work strategic weekends and holidays as required by the communities
Valid driver's license and/or access to reliable transportation
Travel up to 90% of the time between markets required (North Carolina, Tennessee, North Georgia)
This position will report directly to the Regional Vice President.
