Position Summary
We’re hiring a Regional Portfolio Director to oversee the operational success of a diverse group of apartment communities across the Twin Cities metro and surrounding areas, including both urban and suburban markets. This position reports to the Director of Operations and plays a key leadership role in supporting Property Managers, driving portfolio performance, and ensuring consistent standards across the portfolio.



This role is ideal for a strategic, hands-on leader who brings a deep understanding of multifamily operations, strong financial acumen, and the ability to guide and develop property-level teams. The Regional Portfolio Director acts as a bridge between corporate strategy and onsite execution — helping to ensure each property operates efficiently, meets financial targets, and delivers an excellent resident experience.



Key Responsibilities


Portfolio Oversight & Property Performance



  • Oversee daily operations for a portfolio of properties across urban, suburban, and rural markets.

  • Conduct monthly property visits and site inspections to monitor curb appeal, maintenance, safety, and overall performance.

  • Support Property Managers with budgeting, leasing, maintenance coordination, compliance, and resident relations.

  • Coordinate with the Regional Director of Maintenance to ensure proactive maintenance and capital planning.

  • Partner with Leasing and Marketing teams to support leasing velocity, optimize rent strategies, and track competitive positioning.

  • Help translate company-wide initiatives into practical, property-level execution


Team Leadership & Development



  • Directly manage and support a team of Property Managers and their onsite staff (Leasing, Assistant Managers, Maintenance).

  • Lead with clarity and consistency, while encouraging autonomy and accountability.

  • Help foster a team culture grounded in mutual respect, open communication, and shared success.

  • Participate in recruiting, onboarding, and ongoing training efforts in partnership with HR and senior leadership.


Financial Performance & Accountability



  • Collaborate with site teams to develop and manage annual operating and capital budgets.

  • Monitor financial KPIs (NOI, rent collections, expenses, etc.) and deliver actionable insight.

  • Conduct monthly financial reviews and partner with Property Managers to adjust strategies as needed.

  • Oversee service contracts, vendor relationships, and capital improvement planning.


Resident Experience & Strategy



  • Uphold Yellow Tree’s standards for customer service, responsiveness, and resident care.

  • Support Property Managers with escalated resident issues, always balancing empathy with resolution.

  • Ensure adherence to Fair Housing, Equal Housing Opportunity, and all local/state housing regulations.

  • Promote a high standard of service, safety, and care across all communities.

Who You Are



  • 4+ years of experience in multi-site property management (Regional or multi-asset oversight preferred).

  • Experience overseeing a mix of property types (urban, suburban, lease-up, stabilized, Class A, etc.) is preferred.

  • Proven ability to lead, motivate, and mentor onsite teams.

  • Strong financial acumen; confident managing budgets, NOI, and forecasting.

  • Excellent interpersonal and communication skills — especially under pressure.

  • Organized, adaptable, and skilled at managing competing priorities across multiple assets.

  • High proficiency in Microsoft Office; knowledge of Entrata and EliseAI preferred.

  • Reliable transportation and ability to travel regularly between sites.
