What you will be doing

Regional Property Managers are the heart of our property management department, being responsible for the operational oversight of a diverse portfolio of apartment communities financed through various affordable housing programs (LIHTC, USDA RD, HUD, etc.). This role involves developing and managing a team of on-site managers, ensuring that all company and program policies and procedures are implemented, and that properties consistently meet or exceed their financial, physical, and operational goals. 

Regional Property Managers build and maintain robust relationships with the site management teams, driving performance, fostering professional growth, and optimizing operational processes. Likewise, as the main point of contact for the clients in their portfolio, the Regional Property Managers are responsible for building strong relationships and delivering exceptional customer service to our clients. The successful candidate will possess a blend of property management expertise, proven management skills, and a proactive approach to questioning and enhancing our processes, systems, and tools.

Key Responsibilities

· Operational Oversight: Manage the operational, financial, and compliance aspects of 20-25 apartment communities throughout Washington State, with support from our Accounting, Administrative, and Compliance teams.

· Leadership: Lead and manage a team of on-site managers to ensure optimal management and performance of each community in your portfolio.

· Financial Management: Develop and monitor annual budgets for each property, review monthly financials statements, prepare monthly reports for property owners, and ensure that each property achieves its financial, occupancy, and physical objectives, setting the stage for long-term success.

· Quality Assurance: Conduct regular property inspections to maintain, enhance property conditions, and build rapport with on-site team members.

· Performance Management: Address performance issues swiftly and effectively, maintaining high standards of property management and team accountability.

Specific Skills

· Exceptional leadership skills with experience in team development and staff management

· Ability to read, understand and analyze financial statements

· Budgeting

· Affordable housing program knowledge (USDA RD, LIHTC, HUD) a plus

Experience

· Minimum of 5 years of property management experience

· Minimum of 2 years in a supervisory/leadership role

Physical

· Proficient in conducting extensive property inspections.

· Ability to complete thorough physical inspections of apartment communities:

o Must be able to drive up to 8 hours per day to reach diverse locations.

o Must be able to travel via aircraft.

o Must be able to move safely over uneven terrain or in confined spaces.

o Must be able to traverse irregular and steep terrain.

o Must be able to ascend and descend stairs.

o Must be able to ascend and descend ladders.

o Must be able to lift objects weighing up to 50 lbs.
