The Position:
We are hiring for a relationship-focused and strategic

Regional Sales Manager

for our 55 and older, active adult portfolio in Western, Washington-- Affinity Living Communities. As the Regional Sales Manager, you will be responsible for providing strategic sales leadership and direction across your assigned portfolio. In this role, you will be responsible for supporting and inspiring our associates to achieve community sales and occupancy goals while focusing on maximizing revenue. Responsibilities include:
Create and maintain a community culture focused on enhancing our residents’ way of life.
Build a strong rapport with our residents, on-site teams, and Regional Portfolio Managers.
Mentor, motivate, and empower a high-performing sales team focused on the Affinity lifestyle.
Develop, implement, and maintain strong sales strategies to ensure leasing and occupancy goals are met while maximizing revenue.
Establish and communicate sales performance expectations and hold team members accountable to their goals.
Travel to assigned properties in your region, conducting regular site visits to provide sales support to on-site teams and coaching on ways to improve sales performance.
Shadow community tours and provide guidance on tour preparation, customization, facilitation, and follow-up.
Identify and participate in prospecting events, local events, trade shows, etc.
Work closely with Portfolio Managers and our Lifestyle Brand Manager to continually strengthen our sales foundation, including the Affinity Ambassador Program, Resident Referral Program, Power Hours, etc.
Keep an active gauge on market conditions, trends, competition, and availability; in turn making strategic recommendations on pricing and promotions by property.
Hold on-site teams accountable to the “lead” board and discuss current activity underway while also identifying areas where additional efforts may be needed.
Monitor sales activities and hold on-site team members accountable to their sales KPIs, including response time, engagement scores, tours, and applications, and conversion rates.
Conduct call audits and CRM audits, including data mining and database management.
Partner with Portfolio Managers on the recruiting, interview, and onboarding process for Leasing Consultants and Sales Managers.
Manage strategic partnerships in local areas, including realtors, downsizing partners, philanthropic, etc.
Strategize with our Marketing department on distribution of local resident campaigns, social media audits, online content creation and audits, etc.
Provide additional support and leadership for new lease-up communities as needed.
Comply with all company policies and procedures.
Comply with all Fair Housing laws.

What We Are Seeking:
Must be a team player who takes a ‘we’ over ‘me’ approach to building and sustaining relationships with others.
5+ years of proven relationship-based sales experience and success, preferably in the multifamily and/or senior living industry.
Strong mentoring and coaching abilities.
Exceptional customer service and interpersonal skills.
Excellent communication skills; must be proficient in speaking, reading, and writing in English.
Strong computer skills, including MS Office, property management software (i.e., Yardi, On-Site), and CRM solutions.
Bachelor’s degree preferred, High School diploma or equivalency certificate required.
Valid driver’s license and insured, operable vehicle.

Environmental and Safety Factors:
Weather: work is primarily indoors in a temperature-controlled office environment with occasional exposure to outdoor weather conditions, including uneven and slippery surfaces.
Noise: frequent exposure to typical office environment noise levels including conversational voice levels; infrequent exposure to high-volume office equipment (e.g., shredder).
Pace of Work: great, multi-tasking/pressure paced environment.
Driving: exposure to environmental and safety conditions related to operating a motor vehicle, including the possibility of bodily injury related to motor vehicle collisions.
