Job Description - Business Development Manager

Business Development Manager

Greater Los Angeles, California

Full Time - Remote and Field Based

Base Salary: $150,000

Vehicle Allowance: $500 per month plus company paid fuel

The Opportunity

Work Industries has been retained to recruit a Business Development Manager for a growing commercial services organization with presence throughout the Greater Los Angeles market.

This is a relationship focused business development role for an experienced B2B professional who excels at building networks, developing strategic accounts, opening doors and creating long term customer relationships.

The position is structured differently from a traditional full cycle sales role. The Business Development Manager will focus on developing the market, building customer relationships and identifying qualified business opportunities. Once an opportunity develops, an experienced internal team provides support with scoping, pricing, proposals and closing.

The successful candidate will serve as a visible representative of the organization throughout Greater Los Angeles and will have significant autonomy in developing and managing the territory.

Key Responsibilities

  • Develop and execute a strategic business development plan for the Greater Los Angeles market.

  • Identify and pursue high value commercial and institutional accounts.

  • Build relationships with facility leaders, operations executives, procurement professionals and other key decision makers.

  • Generate new opportunities through strategic prospecting, networking, referrals, LinkedIn, email, phone and in person engagement.

  • Conduct face to face meetings with prospective customers throughout the territory.

  • Attend industry associations, conferences, networking functions and relevant events, including IFMA, BOMA, IREM and other targeted industry organizations.

  • Establish and maintain a strong professional presence within the Greater Los Angeles business and facilities community.

  • Develop deeper relationships with key existing customers and identify opportunities to expand those partnerships.

  • Conduct discovery conversations to understand customer operations, challenges, priorities and future requirements.

  • Identify qualified opportunities and collaborate with internal sales resources on scoping, pricing, proposals and closing activities.

  • Remain engaged throughout the sales process as a trusted relationship partner for the customer.

  • Independently manage territory planning, customer activity, travel and weekly priorities.

  • Maintain consistent visibility into business development activity and opportunity progression.

Target Customers

The Business Development Manager will primarily develop relationships with larger commercial, industrial and institutional organizations, including:

  • Manufacturing and industrial facilities

  • Corporate campuses

  • Universities and educational institutions

  • Municipal and government facilities

  • Distribution and logistics centers

  • Large commercial properties and facilities

Ideal Candidate Profile

We are seeking an accomplished B2B business development or field sales professional with demonstrated success developing relationships and generating new business within a large geographic territory.

Direct commercial cleaning or facilities services experience is not required. Greater emphasis will be placed on the candidate's ability to develop relationships, understand customer needs, establish credibility and create business opportunities.

The ideal candidate will bring:

  • Proven experience in B2B sales, business development, territory development or strategic account development.

  • Experience working in a field based environment where relationships and trust are critical to winning business.

  • Demonstrated ability to develop new accounts and build a territory.

  • Strong prospecting, networking and relationship development skills.

  • Experience engaging with business leaders, facility decision makers and operational stakeholders.

  • Strong discovery and listening skills with the ability to uncover customer needs through thoughtful conversation.

  • Excellent communication, presentation and interpersonal skills.

  • Confidence and professional presence when representing an organization with customers and at industry events.

  • Intellectual curiosity and the ability to quickly understand different businesses and operating environments.

  • A strategic approach to account development and territory prioritization.

  • A high degree of self direction, organization and personal accountability.

  • Ability to independently manage a large geographic territory and field schedule.

  • An established professional network within Greater Los Angeles or demonstrated ability to rapidly develop one.

Territory and Travel

The territory includes Los Angeles County, Orange County, Riverside County, San Bernardino County and Ventura County.

Candidates must reside within the Greater Los Angeles territory and should expect regular local travel for customer meetings, networking activities and industry events.

This is a remote and field based position. The successful candidate will have significant autonomy in managing their calendar, territory and weekly schedule.

Compensation and Benefits

This position offers a $150,000 guaranteed annual base salary with no commission.

The overall package includes:

  • $150,000 annual base salary

  • $500 monthly vehicle allowance

  • Company paid fuel

  • Client engagement and relationship development budget

  • Medical, dental and vision insurance

  • Optional 401(k)

  • Flexible PTO beginning on day one

  • Flexible work schedule

  • Remote and field based work environment

What Makes This Opportunity Different

This opportunity is particularly well suited for someone whose greatest strength is building relationships and opening doors.

Rather than requiring the Business Development Manager to manage every aspect of the sales cycle, internal resources provide support for scoping, pricing, proposal development and closing once a qualified opportunity has been identified.

This structure allows the Business Development Manager to spend more time in the market meeting customers, developing relationships, understanding their needs and creating new business opportunities.

The company is looking for someone who is naturally curious and knows how to listen. This is not about walking into a meeting with a scripted sales pitch. It is about understanding how a customer's business operates, asking good questions and recognizing where the organization may be able to help.

What Success Looks Like

Success in this position requires someone who can independently develop a large territory and become a trusted presence within the Greater Los Angeles business community.

The right person will know how to identify the accounts that matter, establish relationships with key decision makers, create meaningful conversations and consistently turn those relationships into business opportunities.

This is not a high volume, transactional sales environment. It requires curiosity, sound judgment, strong communication skills and the ability to build genuine professional relationships over time.

If you are an experienced B2B business development professional who thrives on developing relationships, building a market and creating new opportunities, we encourage you to apply.
