About the Company


We are an established Bermuda-based general contractor and construction manager delivering medium-to-large-scale residential and commercial projects — from full interior and exterior renovations to ground-up builds, retaining walls, and institutional work such as school and infrastructure repairs.


We operate in an oversight capacity for clients across the full project lifecycle, from conceptual and design stages through to occupancy-certificate handover. That oversight covers budget, schedule, cost control, and risk management — which makes accurate, well-measured pricing central to how we win work and protect margin.


About the Role


This is our first dedicated in-house quantity surveyor. Until now we have relied on external QS support project by project. We want to own this capability.


The core of the job is pricing with full quantities: taking drawings and specifications, measuring the works in full detail, and building up accurate, competitive prices for tenders and budgets. Bermuda is a high-cost building market — imported materials, limited local labor — so precise measurement and realistic pricing have a direct, outsized effect on whether a project is won and whether it makes money.


Because this is a standalone role with no existing QS function behind it, you will work independently and own your output end to end. You will also help shape how we do estimating — including selecting and setting up the measurement and pricing tools we adopt. This is a build-it role for a confident, experienced QS, not a support seat.


Key Responsibilities


Measurement & Quantity Takeoff



  • Measure full, detailed quantities from drawings and specifications to British / RICS standards (SMM / NRM)

  • Produce accurate bills of quantities and measured works for pricing


Estimating & Pricing



  • Build up rates and prices from first principles — labor, materials, plant, and subcontractor costs

  • Prepare detailed, competitive cost estimates and budgets for residential and commercial projects

  • Account for Bermuda-specific cost factors such as material importation, shipping, and logistics


Tendering & Bid Support



  • Price tenders and prepare submissions that are both competitive and margin-safe

  • Advise the management team on pricing strategy, risks, and value-engineering opportunities


Pricing Inputs & Procurement Support



  • Prepare enquiries to suppliers and subcontractors to obtain current pricing

  • Analyze and compare quotations and fold them into estimates


Process & Tools



  • Recommend, set up, and run the estimating and takeoff software the company adopts

  • Establish repeatable estimating templates and a consistent pricing approach


Required Qualifications



  • Degree or diploma in Quantity Surveying, Construction Economics, or a related field

  • Minimum 6 years of quantity surveying experience with a contractor, developer, or consultancy, including work owned without supervision

  • Strong track record in measurement and estimating — able to take a set of drawings and produce a full, priced bill of quantities independently

  • Fluent working knowledge of British / RICS measurement standards (SMM / NRM)

  • Proficiency in industry-standard takeoff and estimating software — you bring your own toolkit, as the company does not currently run any

  • Excellent written and spoken English

  • Genuinely self-directed: able to run the pricing function as the sole QS, without a senior QS to check the work


Preferred Qualifications



  • Professional registration or working toward it (MRICS, SACQSP, or equivalent)

  • Experience on UK, Caribbean, Bermudian, or other British-standard projects

  • Experience as a sole or lead QS, or setting up an estimating function from scratch

  • Working knowledge of tools such as CostX, Bluebeam Revu, PlanSwift, CCS Candy, or Cubicost

  • Exposure to both residential and commercial project types

  • Meticulous with measurement — you know a small quantity error becomes a costly pricing error

  • Confident owning pricing alone, without anyone double-checking your numbers

  • Commercially sharp — you price to win the job and protect the margin at the same time

  • Comfortable building structure where none exists yet, from templates to tool selection

  • A clear communicator who can explain a price to a non-QS so they can make a decision from it
