Job Summary

The Senior Manager of Centralized Screening is responsible for the strategic oversight, performance, and continuous improvement of Waterton's centralized applicant screening operations across the portfolio. This role leads a team of Centralized Screening Specialists and Assistant Manager and ensures consistent execution of screening standards, compliance requirements, fraud prevention measures, income verification processes, and application decisioning workflows. This is a remote position and work location in the Central and Mountain regions are preferred. 

Your Impact and Job Responsibilities

• Oversees portfolio-wide centralized screening operations for all assigned communities.


• Provides leadership, coaching, development, and performance management to the Assistant Manager and Centralized Screening Specialists.


• Establishes and maintains standardized screening processes, workflows, policies, and operating procedures.


• Ensures timely and accurate review of applicant screening, income verification, fraud detection, and application results and follow up.


• Monitors application volume, staffing capacity, workload distribution, and service level performance.


• Develops and maintains key performance indicators (KPIs) and operational reporting related to application processing, conversion rates, results trends, fraud prevention, turnaround times, and portfolio risk.


• Conducts trend analysis to identify opportunities for operational improvements and risk mitigation.


• Oversees quality assurance reviews and auditing processes to ensure compliance with company policies, fair housing requirements, screening criteria, and applicable regulations.


• Leads implementation and optimization of screening technology platforms and vendor partnerships.


• Collaborates with operational leaders to support occupancy, leasing, delinquency reduction, bad debt prevention, and resident quality initiatives.

What You’ll Bring- Desired Skills and Experience

• Bachelor's degree or equivalent experience preferred


• 5+ years of experience in a supervisory role in property management, and experience in resident and renewal management strongly preferred


• Familiarity with Yardi, Microsoft Office, Power BI, SharePoint a plus


• Ability to prioritize multiple tasks efficiently


• Excellent customer service skills


• Exhibits strong follow-through on tasks and leads by example


• Actively seeks out opportunities to improve systems, processes, and performance


• Possesses a sense of curiosity, optimism, creativity, and determination to overcome difficulties.

Typical Base Pay: $80,000-$100,000 per year, plus bonus program participation.  Pay may vary based on location and/or experience.
