Job Description - Senior Leasing Associate/Resident Services Coordinator

As a BMC Resident Services Coordinator/Senior Leasing Associate, you are polished, outgoing and people-focused with a strong attention to detail. You care as much about customer satisfaction as you do about getting the job done, and you maintain high standards for teamwork and accountability. You are an integral and valued member of BMC's Residential team, and will be relied on to guide the leasing strategy for the Lenox Park property, approximately 400 units.


BMC will provide you with the training necessary to perform this role successfully, in addition to periodic performance reviews and opportunities for growth within the company.


Primary Responsibilities*


Tenant Relations and Lease Administration



  • Greet prospective residents professionally and build a rapport with them

  • Answer inquiries from prospective residents; use standard sales techniques to encourage a visit to the community. Ensure prospect data is entered timely in our database to comply with Fair Housing laws

  • Complete prospect follow-up in accordance with Bernstein's follow-up expectations and record such activities in property management system for compliance with Fair Housing laws

  • Meet with prospective residents and check the availability of units that best fit their desires and budget; present apartments and the overall community to prospective residents; explain other amenities of living at the community; use standard sales closing methods to sell the prospective resident on available units

  • Assist assigned communities in gathering information from prospective residents after they have indicated a desire to move to the property

  • Assist assigned communities with completing market surveys and to include gathering current occupancy, rental rates and concessions

  • Update daily and weekly rental reports

  • Serve as a mentor by training other leasing associates on your team

  • Other duties as assigned


Resident and Maintenance Services



  • Answer all maintenance calls and in person requests when possible

  • Enter all maintenance calls into Yardi on a daily basis (Monday - Friday)

  • Handle schedules in occupied units that require follow up, such as, after a plumbing repair, ensures painter is scheduled and notifies the resident until complete.

  • Handles all notices to residents for water turn offs, work in building, etc.

  • Call residents to schedule appointments as needed by Maintenance Supervisor or maintenance staff to resolve maintenance issues

  • Make recommendations to Manager and Maintenance Supervisor on units for show

  • Handle resident and prospect complaints when they have not asked for a Manager

  • Make calls to outside contractors as requested by Maintenance Supervisor

  • Schedule and enter proper data for bi-annual inspections of units

  • Complete work order follow-ups by calling and emailing residents.

  • Complete and submit weekly Terminix BB preventative logs and weekly normal pest control

  • Assist with turnover process as directed by Manager

  • Coordinate and schedule the quarterly resident events as approved by management

  • Recommend the resident events with budget to get approved by management

  • Assist Manager with building inspections

  • Communicate with concierges on any Residential needs

  • Excellent attendance is required to perform the essential functions of this position

Required Education and Experience



  • Two years' previous experience in property management and leasing


Preferences



  • 2 years of higher education

  • Yardi experience (property management accounting software)

  • Strong customer service experience

  • Some office manager experience

The market-based pay range for this role is around $25 per hour, negotiable based on experience, (plus additional bonus and commission incentives). The final salary offered will generally fall within this range and is dependent on various factors including but not limited to the responsibilities of the position, experience, skill set, internal pay equity and other relevant qualifications of the applicant.
