The Opportunity:

This is a senior-level role for a construction professional who has built their career managing complex, multi-million-dollar projects from preconstruction through closeout. As Senior Project Manager, you will lead project teams, manage owner relationships, and be responsible for the full lifecycle of residential and commercial construction projects. You will work closely with executive leadership and field superintendents to drive schedule, budget, and quality outcomes. What You'll Do:

Lead project delivery. Oversee all phases of construction from preconstruction and buyout through completion and closeout on residential and/or commercial projects.

Own the budget. Manage project budgets ranging into the tens of millions, track costs, approve invoices, and proactively identify and resolve budget variances.

Drive the schedule. Develop, maintain, and enforce project schedules; coordinate with superintendents, subcontractors, and owners to keep work on track.

Manage subcontractors. Scope, bid, award, and administer subcontracts and purchase orders; hold subcontractors accountable to contract terms, schedule, and quality.

Build owner relationships. Serve as the primary point of contact for owners and stakeholders; lead OAC meetings, deliver clear project reporting, and manage expectations with professionalism.

Support preconstruction. Assist with estimates, value engineering, constructability reviews, and scope development during the preconstruction phase.

Maintain compliance and safety. Ensure all work is executed in accordance with plans, specifications, building codes, and company safety standards.

Mentor the team. Provide leadership and guidance to project engineers, assistant project managers, and field staff; develop the next generation of project leaders.

What You Bring:

Substantial experience - 12 to 15+ years of project management experience in construction, with a demonstrated track record of successfully delivering residential and/or commercial projects.

Technical command - Deep understanding of construction means and methods, contract administration, scheduling (Primavera P6 or MS Project), and cost management.

Leadership presence - Proven ability to lead cross-functional project teams, manage multiple stakeholders, and maintain composure under pressure on complex projects.

Financial acumen - Hands-on experience managing project budgets, forecasting costs, processing pay applications, and managing change orders from both owner and subcontractor sides.

Communication skills - Clear and direct communicator, effective in writing, in meetings, and in the field, with the ability to build trust with owners, subs, and internal teams alike.

Education - Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred; equivalent field experience considered.

Local advantage - Familiarity with Hawaii's construction market, island logistics, permitting processes, and local subcontractor base is a strong plus.

Software proficiency - Comfortable with project management software such as Procore, Viewpoint, or similar platforms, in addition to scheduling tools.

Compensation & Benefits:

$160,000 to $200,000 annually, depending on experience.
