We are seeking an experienced Senior Project Manager – Building Automation / HVAC Controls to lead commercial, industrial, and institutional building automation projects from initial planning through installation, commissioning, and final closeout.
This position is responsible for overseeing project schedules, budgets, procurement, field operations, subcontractors, and client relationships while ensuring the successful delivery of complex building automation, DDC, and HVAC controls projects.
The ideal candidate combines strong technical knowledge of BAS and commercial HVAC systems with proven project management experience. This role requires someone who can effectively coordinate controls technicians, programmers, engineers, contractors, and customers while maintaining ownership of project financials, schedules, quality, and overall execution.
Responsibilities
Manage multiple building automation and HVAC controls projects from planning and kickoff through commissioning and final closeout.
Develop and maintain project schedules, budgets, labor forecasts, procurement plans, and execution strategies.
Coordinate controls technicians, programmers, engineers, subcontractors, vendors, and other field personnel.
Serve as the primary point of contact for customers, general contractors, mechanical contractors, engineers, and other project stakeholders.
Review project specifications, control drawings, sequences of operation, submittals, RFIs, change orders, and contract documents.
Coordinate BAS installation, programming, startup, functional testing, commissioning, and system turnover.
Identify and resolve scheduling, technical, procurement, and field-related challenges to keep projects on track.
Coordinate procurement and delivery of controllers, sensors, actuators, valves, control panels, and other BAS equipment.
Lead project meetings and provide regular updates regarding schedules, milestones, financial performance, and project risks.
Work closely with technicians and programmers to resolve controls, wiring, communication, programming, and HVAC-related issues.
Ensure projects comply with contract requirements, engineering specifications, applicable codes, safety requirements, and company quality standards.
Manage project documentation, commissioning requirements, punch lists, customer training, and final closeout.
Build and maintain strong relationships with customers, contractors, vendors, and other project partners.
Requirements
5+ years of project management experience in building automation, HVAC controls, or a closely related field.
Proven experience managing BAS, DDC, HVAC controls, or energy management system projects.
Strong understanding of commercial HVAC equipment, building automation architecture, DDC controls, and low-voltage control systems.
Ability to read and interpret control drawings, electrical schematics, wiring diagrams, sequences of operation, specifications, and construction documents.
Experience managing projects from initial planning through installation, startup, commissioning, and final turnover.
Strong knowledge of project budgeting, forecasting, scheduling, procurement, change orders, and cost control.
Experience coordinating controls technicians, programmers, subcontractors, vendors, and other project personnel.
Strong technical and problem-solving skills with the ability to understand controls, communication networks, wiring, and HVAC-related issues.
Excellent leadership, client communication, organizational, and relationship-management skills.
Ability to independently manage multiple projects and priorities in a fast-paced environment.
Proficiency with Microsoft Office and relevant construction or project management software.
Valid driver's license with the ability to travel to regional project sites as required.
Direct project management ownership is required; field technician experience alone without responsibility for project delivery will not be sufficient.
