Senior Property Maintenance Technician - Residential

OBJECTIVE: Dynamic maintenance professional with advanced skills in maintenance and repair and excellent customer service.  

ESSENTIAL FUNCTIONS

• Perform advanced routine and scheduled maintenance across multiple properties
• Perform high level troubleshooting and diagnosis of appliances and boiler systems
• Perform advanced repairs as needed including plumbing, electrical, carpentry, appliance repair, and maintenance of heating and cooling systems
• Check safety systems and devices for operational effectiveness 
• Complete required paperwork and input data into the maintenance database 
• Develop and maintain an effective working and service rapport with tenants, vendors, and leasing staff
• Complete vacant turnovers in an accurate and timely manner
• Immediately notify supervisor of any safety hazards
• Maintain an inventory of supplies, tools, and equipment. Maintain an organized vehicle.
• Mentor new associates and have the ability to train and offer first line assistance as needed in the training process.
• Participate in the on-call rotation. Respond in a timely manner to emergency maintenance problems which may require attention outside of normal working hours
• Perform other duties as assigned

Education and Experience

Required:

• High school graduate or GED equivalent is required
• Must have a valid driver’s license with reliable transportation
• Excellent communication skills
• 7+ years of experience in property maintenance, maintenance
• Advanced knowledge of plumbing, heating, HVAC, electrical systems, and carpentry
• Advanced troubleshooting abilities.
• Ability to read a wiring diagram.
• Knowledge of basic code requirements for electrical, plumbing, and mechanical systems installation and repair
• Understanding of maintenance equipment and hand tools, including safe operating practices and signs of maintenance issues
• Ability to operate various types of equipment associated with property maintenance
• Excellent understanding of plans and specifications
• Working knowledge of Microsoft applications and ability to learn maintenance software
• Excellent problem-solving, organizational, time management, and decision-making skills
• Must be flexible and possess the ability to change priorities and direction based on the need of a project

Preferred:

• Vocational or trade school certification 
•  construction/remodeling experience
• OSHA 10 Certification

Physical Requirements:

• Ability to lift and carry up to 75 pounds regularly
• Ability to stand and walk for long periods of time
• Frequent bending, kneeling, twisting/turning, crouching, crawling
• Ability to climb, work on and carry a ladder
• Comfortable working at various heights
• Ability to navigate diverse terrain
• Works with potentially hazardous materials

WORK ENVIRONMENT

Work is generally performed in company rental property sites. Position involves working in all climates as well as multi-story buildings in various property locations. This role routinely is exposed to dust and noise associated with maintenance equipment.  

Special Requirements: This position requires the ability to work up to 45 hours per week Monday – Friday, with occasional hours outside of that range as business necessitates. This position may require travel between multiple property sites in the same day.
