Job Description - Senior Property Manager

Position Responsibilities:

Manages a team and/or portfolio of Class A office building(s). Responsible for identifying training needs, tracking performance, coaching, counseling, developing, and motivating direct reports.Responsible for hiring, performance evaluations, and for recommending termination. Addresses complaints and resolves problems in conjunction with group supervisor and Human Resources.Responds to tenant needs and coordinates with maintenance staff to resolve problems. Maintains positive relationships and high retention levels with all tenants. Responds to problems and concerns and ensures compliance with rules and regulations.Interacts regularly with tenants to ensure that objectives are being met. Anticipates and responds to tenant needs and concerns.Possesses in-depth knowledge of financial terms and principles. Prepares annual budgets, reforecasts, management plans, monthly reporting packages, and variance reports.Understands and provides explanations for variances. Conducts complex financial/business analysis including the preparation of complex reports.Prepares and manages property and/or portfolio budget. Supervises the planning, budgeting and control of operating and capital expenditures.Oversees and approves the calculation of all special billings.Performs regular inspections of property. Recommends and directs alterations, maintenance and reconditioning of property as necessary.Ensures high standards of building aesthetics and functionality typical of Class A office buildings.Contracts for vendor services and supervises as required. Ensures that vendors maintain the quality and service levels expected for Class A office buildings.Works with risk management on property liability issues and incident reporting.Oversees the collection of rent, payment of expenses, compliance with lease terms and preparation of all required legal notices. Recommends and coordinates legal action as necessary.Reviews and approves operating expense recovery processes.Supports property sales and/or refinancing by overseeing due diligence process at the property level.Attends pre-construction meetings and punch walks; ensures Acceptance of Premises (AOP) execution.Ensures property operations compliance with codes, regulations, and governmental agency directives, as applicable.Active participation in civic and/or business organizations. Attends BOMA and/or IREM programs and activities.Conducts and maintains relationships with "key" clients/tenants, industry and trade associations, representatives of government, public service organizations, customers, and vendors as necessary in the overall management of the property.Engages with high-profile tenants and ensures their satisfaction with Class A amenities and services.Special project participation/coordination/oversight as needs arise (i.e. acquisition and/or disposition; Sustainability/LEED initiatives; group goal coordinator, PM group or company-wide projects).Performs other ad hoc responsibilities as assigned.Essential Functions:

Bachelor's degree (BA/BS) from four-year college or university is preferred, high school diploma or general education degree (GED) required.5-7 years of office property management experience required; Class A experience preferred.Mixed-use or association management experience preferred.CPM, CCIM or RPA professional designation preferred.Must have the ability to travel overnight periodically (approx. one time per quarter).Proficient in Microsoft Office, Outlook, and JD EdwardsStrong financial acumen, including budgeting and financial reporting.Excellent customer service skills.Physical Requirements:

Hearing and visual ability to observe and detect and appropriately react to signs of emergency situations.Ability to independently move throughout the office and property, and consistently and continuously perform essential job functions.Ability to lift and/or move up to 25 pounds.

Travel Required:

Up to 10% travel.
