Description
POSITION BRIEF
Serve as the primary research resource for industrial brokerage teams across multiple offices, providing market intelligence, data analysis, and strategic insights.
Support broker transactions by delivering geographic and demographic analysis, including customized maps, reports, and competitive market research.
Collect, analyze, and synthesize industrial real estate data (e.g., vacancies, absorption, rental rates, new developments) into clear, actionable insights for brokers, clients, and internal research stakeholders.
Operate with a high degree of independence while collaborating closely with brokers, marketing teams, and the national research division.
Actively engage with the national team and leadership, sharing market trends, best practices, and innovations to enhance the company’s research capabilities.
PRINCIPLE RESPONSIBILITIES
Graphics & Visual Communication (20%)
Develop aerials, maps, and presentation materials using Adobe Creative Cloud (Illustrator, Photoshop, InDesign).
Develop and maintain transportation aerials highlighting key industrial infrastructure such as ports, rail networks, highways, and distribution hubs.
Collaborate with leadership to create visually compelling research materials that effectively communicate market insights to brokers and clients.
GIS & Mapping (20%)
Utilize GIS tools (e.g., Esri ArcGIS) to create custom maps and spatial analyses, including thematic maps, demographic overlays, and competitor locations.
Develop and maintain interactive web maps and applications to support industrial site selection and market intelligence.
Extract and analyze demographic, labor, and economic data from multiple sources to support research reports and client projects.
Maintain and update databases of industrial occupiers, distribution hubs, and logistics clusters to track market trends.
Train and support brokers and staff in the effective use of GIS and mapping tools to enhance data-driven decision-making.
Research & Market Analysis (60%)
Serve as a subject matter expert on industrial market dynamics, responding to broker and client requests with data-driven insights.
Track, maintain, and analyze real-time industrial real estate metrics, including vacancy rates, absorption, rental trends, leasing velocity, and new construction activity.
Produce quarterly industrial market reports at both local and national levels, providing clear analysis and forecasting market movements.
Conduct competitive market analyses, demographic studies, and predictive modeling to support client site selection and investment decisions.
Author or co-author thought leadership pieces, including white papers, trend reports, and presentations on key industry topics such as supply chain shifts, industrial automation, ESG in logistics, and emerging warehouse technologies.
Synthesize complex datasets into clear, concise narratives and compelling visualizations to support broker transactions and client presentations.
Requirements
5+ years of experience in commercial real estate research, with a strong focus on industrial properties, supply chain trends, and logistics markets.
Deep understanding of industrial property types, market drivers, and occupier and investor decision-making factors.
Proficiency with real estate data and analytics tools, e.g. CoStar, Reonomy, RCA, etc.
Working knowledge of GIS and mapping skills, with experience using ArcGIS Pro, ArcGIS Online, Business Analyst, or similar geospatial platforms to support site selection and market analysis.
Proficiency with Office 365 applications (Outlook, Word, PowerPoint, Excel).
Excellent writing, analytical, and presentation skills, with the ability to translate complex data into clear, actionable insights for brokers, clients, and executives.
Comfortable working in a fast-paced, deadline-driven environment, managing multiple projects while maintaining accuracy and attention to detail.
Working knowledge of Adobe Creative Suite (Photoshop, InDesign, Illustrator) to enhance research reports, presentations, and marketing materials.
Strong time and project management skills, with the ability to effectively prioritize work, follow through on commitments, and meet deadlines.
Proven ability to think strategically, innovate, and solve problems independently and collaboratively.
PREFERRED BUT NOT REQUIRED
BS/BA in Real Estate, Economics, Urban Planning, Finance, Geography, or a related field is a plus but not required.
Familiarity with advanced GIS applications in real estate.
Experience with industrial tenant site selection, logistics modeling, and supply chain analytics is an advantage.
Previous commercial real estate experience—particularly in research, brokerage support, or investment analysis—is considered an asset.
