Senior Superintendent – Affordable Housing / Type I Concrete Multifamily

About the Opportunity

Two ground-up affordable housing developments, roughly $90M each, have just been awarded — one in San Francisco starting immediately, one in Oakland starting between July and September. Both are Type I concrete, approximately 130–150 units, and both are negotiated work with established ownership teams.

The builder is a Bay Area-based, minority-owned general contractor delivering affordable housing, healthcare and education projects across San Francisco and the East Bay. It operates as a lean, full-service builder led by a President & CEO with more than three decades of industry experience, and works from a foundation of integrity, accountability and a real commitment to the communities it builds in.

This search is for the person who will lead field operations on that work. The role carries significant visibility inside the organization and a defined path toward General Superintendent and broader operational leadership.

The Role

You will own field execution on a large-scale ground-up affordable housing development from site mobilization through turnover — safety, schedule, quality, logistics and the trade partners who build it — with an Assistant Superintendent, Project Engineers and a dedicated Project Management team assigned to the project.

Which project you lead is flexible. Assignment will be based on your location and the needs of the two starts, so candidates in either San Francisco or the East Bay are a fit.

What You'll Get to Accomplish

• Lead all field operations on a ~$90M, 130–150 unit Type I concrete development from mobilization through completion.
• Own the schedule — master, short-interval, and recovery planning when the job demands it — and hold the sequence that keeps a concrete building moving.
• Direct and coordinate subcontractors, vendors, inspectors and field personnel, and run the subcontractor coordination and site leadership meetings that keep everyone aligned.
• Set and enforce the safety and quality standard on site, and carry it through inspections, jurisdictional approvals and turnover.
• Partner closely with the Project Management team so budget, schedule and quality objectives land together rather than at each other's expense.
• Develop the next group of field leaders — Assistant Superintendents, Foremen and emerging talent — rather than simply directing them.
• Represent the company with ownership representatives, architects, consultants and trade partners on negotiated work where those relationships matter beyond this project.

What You'll Bring

• 10–15+ years of construction experience with a strong emphasis on multifamily.
• Extensive experience leading ground-up affordable housing projects.
• A proven record delivering Type I concrete projects valued at $50M or more.
• Demonstrated ability to independently lead a project from site mobilization through turnover.
• Strong scheduling, sequencing and subcontractor management capability, with experience running large field teams and complex site logistics.
• Excellent communication and leadership skills, with the credibility to hold accountability across every phase of construction.
• Familiarity with Bay Area construction practices, subcontractor networks and regulatory environments is preferred.

Compensation & Benefits

• Base salary: $200,000 – $250,000
• Performance bonus: 10–15% of base salary
