Job Description - Sr. Facilities Building Engineer
































PRIMARY RESPONSIBILITIES


1.  Core Values:

2.  Operations & Reliability: Own day-to-day operation of uptime HVAC, Electrical, plumbing, and   mechanical systems (e.g. chillers/boilers/cooling tower/RTUs/VAV’s/ UPS/Generator)


·         Maintains building equipment for all locations through daily work assignments of help desk system


·         Opens the corporate office every weekday and does a security sweep of the building.


·         Performs the maintenance and minor repair of company buildings and property requiring mechanical, electrical, carpentry, plumbing, locksmith, and lighting.


3.  Controls & Automation:


·         Monitor and oversee BAS/BMS (e.g. setpoints, trends, alarms, Niagara) to balance comfort, reliability, and energy performance


4.  Compliance & Safety:


·         Responsible for maintaining records and ensuring compliance with ASHRAE, NEC, NFPA, ASME and Local Building codes


·         Follows proper lifting procedures, uses personal protective equipment, and complies with all company safety policies


·         Drives company vehicle as needed during business hours to fulfill job requirements


5.  Vendor & Project Management:


·         Obtains information and bids leading to contracts and other service providers needed for the buildings/facilities.


·         Contacts appropriate department who is requesting service and recommends and or determines type of service/repairs needed, schedules vendors accordingly, and notifies Supervisor of situation.


6.  Customer Service & Leadership:


·         Keeps an inventory of supplies and materials needed for maintenance/repairs, has authority to purchase equipment and supplies with purchase card assigned to them and is responsible for the card charges. 


·         May assist as Liaison with Security Monitoring System maintain this system under direction of Supervisor.


7.   Must comply with applicable laws and regulations, including but not limited to, the Bank Secrecy Act


The Patriot Act, and the Office of Foreign Assets Control


8.  Perform other duties as assigned


 



QUALIFICATIONS

EDUCATION AND EXPERIENCE


§  Trade school graduation or completion of apprenticeship of trade, in HVAC, plumbing, or electrician. Will also accept 15 +ten years of similar or related experience typically gained in construction trades. Preferred trade school or apprenticeship including time spent in preparatory positions in lieu of trade certification.


§  Employees must have Technical Proficiencies:




    • HVAC: Chillers, boilers, cooling towers, AHUs/RTUs, VAV/VFDs, heat exchangers, air/water balancing.

    • Electrical: 120/208/480V distribution, switchgear, MCCs, transfer switches/generators, UPS, single‑line diagrams, lockout/tagout.

    • Plumbing: Domestic water systems, pumps, valves, backflow prevention, drainage, water heaters, fixtures, leak detection.

    • Controls/Software: BAS/BMS (e.g., Johnson Controls/Siemens/Trane), CMMS, fundamental MS Office; ability to read schematics.

§ Proficiency in the use of Windows and Microsoft Office based programs, required.

§ Ability to analyze medium to complex facilities issues and solve problems.


§ Ability to learn and apply new information or skills.


§ Able to demonstrate great communication, customer service, and interpersonal skills.


§ Able to work independently and exercise good judgment, initiative, tact and professionalism in representing WeStreet with members, managers, staff and vendors.


§ Excellent one-on-one and group interpersonal skills.


§ Ability to work on large scale projects from start to finish with success of projects finished on time and on budget.


§ Ability to define problems, collect data, establish facts, draw valid conclusions and solve problems based on those conclusions.


§ Self-starter attitude.


 


Certificates, Licenses and Registrations


Valid driver’s license is required for this position.

While performing the duties of this job, the employee is regularly required to use hands to finger, handle or feel, reach with hands and arms, and talk or hear.  The employee is frequently required to stand, walk, stoop, crawl, bend, twist, and climb and descend ladders.   Employees must be capable of climbing and descending stairs in emergency situation. The employee is frequently required to lift and/or move objects in excess of 75 pounds. Employees must be able to operate hand tools and small power tools. Must be able to work extended hours whenever required or requested by management.
