Job Description

Position Summary:

The Strategic Marketing Director will partner with the Director of Marketing and Senior Director of Marketing to drive marketing strategies and manage RangeWater's communities' digital footprint. This role will lead a team of multifamily strategic marketing managers that oversee the planning, execution and optimization of multifamily communities' digital programs. This includes developing media plans, engaging with audiences across digital channels and optimizing marketing investments.

Essential Duties and Responsibilities

Oversees strategic marketing managers - multifamily divisionPartners with the Director and Senior Director of Marketing to implement larger strategies for multifamily portfolio managementStays abreast about current market and competitor conditions that may impact portfolio occupancy and sales resultsBrings about innovative ideas and incorporates non-industry trends to continue pushing the department and company forward.Continually researches and make recommendations on new opportunities and marketing channels in the local market.Create, develop, and retain a strong performance-oriented strategic marketing team-one that operates with clear objectives and strategies in order to achieve brand, sales and profit goals.Available to attend and participate in presentations to prospective owners/clients to secure management agreements by preparing proposed marketing and advertising plans, developing reports that highlight RangeWater's marketing success, and meeting with clients and owners to discuss short- and long-range marketing plans.Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater's policies and performance expectations.Organizational Responsibilities:

Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivityKeeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applies knowledge and practices to area(s) of responsibility.

Work Hours (may vary by state or location):

This position is scheduled for 40 hours in a regular work week. Hours of operation vary by site, but typical sites are open from 9:00am to 6:00pm Monday through Friday. Must be able to perform the essential job functions unaccompanied.

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience:

At least five years' experience in a strategic management role. Experience in property management/ real estate field is a plus. Experience with Google Analytics, Google AdWords, Office365, Canva, Facebook Business Manager is a plus. High school diploma or GED equivalent is required.

Language Ability:

Demonstrated ability to read, write, and communicate effectively to comprehend and complete and interpret legal documents, sell and explain apartment features, and answer questions. Ability to write routine reports, marketing plans, and correspondence. Ability to verbally communicate expectations and coach others.

Math Ability:

Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete and interpret financial records, budgets, timesheets and other fiscal reporting information.

Reasoning Ability:

Demonstrated understanding of property operations and, in particular, lease terms and lease enforcement, including collections. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

Demonstrated proficiency in word processing, property management applications, and spreadsheet management programs in order to complete required reports and employment documents. Strong personal computer skills, including Microsoft Word, PowerPoint and Excel; must have familiarity with Canva. Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances, including using Google and other search engines, and navigating the internet and websites.

Certificates and Licenses:

Current valid driver's license is required.

Supervisory Responsibilities:

This job supervises the multifamily strategic marketing managers.

Must be able to view computer screens and other electronic equipment for extended periods of time where visual strain may result.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Regular and routine travel is required to supervise communities, attend business meetings and training classes, or participate in other situations for the accomplishment of some or all of the daily responsibilities of this position.
