The Edge on Washington is seeking an experienced Student Housing Community Manager in Stephenville, Texas.

Job Duties:

· Physically inspect all common areas on the property daily to assure its peak readiness and appearance by taking immediate action on unsatisfactory appearance problems. Walk to the property daily checking for cleanliness, safety and conditions of the buildings, driveways, laundry rooms, pools, landscaping, and all exterior features of the property.

· Approve all lease paperwork daily, applications, move-ins, move-outs, renewals, etc. Ensure all move-ins are walked with the residents and satisfaction is achieved. Perform the duties of Leasing Consultant as needed.

· Collect, record, and deposit property income accurately and timely manner.

· Hire, train and review the performance of all on-site personnel, directing their activities to ensure job satisfaction, acceptable productivity levels and career progression where earned and available. Delegation and development associates. Evaluation of site personnel should be accompanied by written communication and thorough record keeping. Maintain personnel files on all staff members.

· Conduct all necessary preparation and facilitate the annual turn process by managing vendors, 3rd party contractors, and facilities team to ensure a successful move-in process and that all contracted work is completed to what was sold to prospective residents as well as to company standards and policies.

· Conduct market analysis by knowing the student housing competitors in the market by monitoring and adequately tracking competitor pre-lease numbers, weekly tour traffic, updated market and pre-leasing rental rates, specials, concessions, and knowing what new products if any are entering into the market.

· Be the lead contact for on-campus University relations and able to communicate and work with the university effectively to ensure a great working relationship and to best represent the brand of the property and the company.

· Approve all invoices for goods or services received at the site. Utilize and understand the accounts payable system and instruct all office personnel in its use.

Responsibilities:

· Leadership and accountability for all property operations

· Preparing and managing budgets

· Setting rental rates, negotiating, and enforcing lease agreements

· Addressing tenant complaints and inspecting vacated units

· Contracting and supervising repairs and maintenance work

· Maintaining records of income, expenses, signed leases, complaints, maintenance, etc

· Prepare Weekly Marketing Calendars to advertise community

· Attracting new tenants through advertising, property viewings, and encouraging referrals

· Complete Weekly Market Surveys

· Preparing reports on the financial performance of properties

· Terminating leases and initiating eviction proceedings

· Manage all aspects of yearly mass-turn process

· Management of all property staff
