Job Description - Superintendent


  

The Superintendent provides on-site supervision and coordination for all phases of multi-family and custom home construction projects. They are responsible for ensuring projects are completed on time, within budget, and in strict accordance with approved plans, specifications, and local codes.

Key duties include:

  • Scheduling and managing Burkentine self-perform      crews, subcontractors, consultants, and vendors.
  • Monitoring field activities for quality, safety, and      compliance.
  • Coordinating with the project team (i.e., superiors,      architect, engineer, consultant, owner) to resolve plan conflicts before      work proceeds.
  • Enforcing site quality control and maintaining      organized, safe job sites.

Monetary agreements (subcontracts, change orders, work authorizations) require prior review and approval from the Director of Construction Operations.

Supervisory Responsibilities

  • Oversee all subcontractors, consultants, vendors, and      assigned Burkentine staff on site.
  • Ensure adequate manpower, quality workmanship, and      schedule compliance.
  • Conduct daily and periodic walkthroughs to monitor      progress, quality and safety compliance.

Essential Functions

Scheduling & Coordination

  • Create and      manage the overall project schedule, updated daily.
  • Maintain a      rolling 3-week look-ahead schedule. The goal is a 90 Day Build Schedule      for Single Family & Townhomes. Apartments are set up by Construction      Manager at onset of the project. 
  • Lead daily      work huddles and weekly subcontractor meetings.
  • Coordinate      inspections with local jurisdictions.

Quality & Compliance

  • Monitor work      for adherence to plans, specifications, and safety standards.
  • Identify and      resolve deficiencies promptly.
  • Issue notices      of non-compliance as needed.
  • Lead and      Report on Weekly Toolbox Talks.
  • Complete      Routine (Weekly) E&S Reports and as required (Rain Event with 1/4” of      Precipitation)
  • Maintain      clean, organized job sites daily.

Communication & Documentation

  • Track ASIs,      RFIs, and material submittals.
  • Coordinate,      Receive, Audit Material Deliveries. 
  • Keep a daily      written log of site activities.
  • Prepare a      weekly comprehensive report of the site, including the submission of      pictures as required by management.
  • Report      conflicts and schedule impacts to the project team within 24 Hours.
  • Attend      construction, sales, and leasing meetings as required.
  • Liese with      Home Buyers and the Property management team regarding the status of the project.      

Field Oversight

  • Walk all      units daily for progress monitoring and planning.
  • Oversee punch      list completion and homeowner/client satisfaction.
  • Perform      superintendent duties across multiple lots as needed.

  

Secondary Functions

  • Gather and      maintain material submittals and approvals.
  • Review and      Approve Invoices.
  • Submit Monthly Purchase Reports at specified      reporting interval.
  • Coordinate      unit specifications with marketing.
  • Participate      in subcontractor pre-construction meetings.
  • Open and      secure job sites daily.
  • General Labor      as required or directed by your supervisor.

  

Knowledge, Skills & Abilities

  • Strong      leadership and conflict-resolution skills for managing 30+ subcontractors      and vendors. 
  • Fundamental      understanding of all facets/phases of construction is preferred. 
  • Ability to      identify and correct deficiencies.
  • Proficient in      Microsoft Office. Experience with scheduling software such as Smartsheet or      MS Project is preferred.
  • Excellent      communication—verbal, written, and interpersonal.
  • Strong      organizational, planning, and problem-solving abilities.
  • Commitment to      safety, quality, and professionalism.
  • Possess a      fundamental understanding of Job Costing & Invoice Approvals
  • Possess the      ability to learn and navigate digital applications proficiently and      effectively, including but not limited to HR, Accounting, ERP & CRM      Platforms.
  • Possess the      ability to be adaptable and effectively navigate schedule disruptions.
  • Provide      direction to and resolve problems amongst (upwards) 30+ subcontractors and      vendors. 
  • Customer      Service – manages difficult or emotional customer situations; Responds      promptly to customer needs or requests for service and assistance.
  • Interpersonal Skills - Focuses on solving conflict,      not blaming; Maintains confidentiality; Listens to others without      interrupting; Keeps emotions under control; Remains open to others' ideas      and tries new things.

Mathematical & Reasoning Skills

  • Ability to      calculate measurements, proportions, and basic geometry.
  • Solve      practical problems with limited standardization.
  • Interpret written, verbal, diagrammatic, and      schedule-based instructions.

Qualifications

  • Proven experience in residential construction      supervision.
  • Ability to      perform essential duties with or without reasonable accommodation.
  • Ability to Identify      & Correct safety violation.
