Reports to: Vice President of Operations & Preconstruction
Works Closely With: Project Managers, Estimators, Assistant Superintendents, Project Engineers, Owners, Architects, Consultants, Trade Partners, and Municipal Inspectors.
Job Description: As a Superintendent, you will be responsible for the day-to-day field execution of commercial, tenant improvement (TI), and multifamily construction projects. The Superintendent serves as the onsite leader and is accountable for project safety, quality, scheduling, coordination of subcontractors, site logistics, and successful project delivery. This role works closely with Project Managers, estimators, owners, architects, engineers, inspectors, and trade partners to ensure projects are completed safely, on schedule, within budget, and in accordance with contract documents and company standards.
Primary Duties:
- Manage and oversee all field operations for commercial, tenant improvement (TI), and multifamily construction projects from mobilization through closeout.
- Coordinate and supervise subcontractors, suppliers, vendors, and onsite personnel to ensure work is completed safely, efficiently, and according to project schedules.
- Develop, maintain, and communicate short-term and long-term project schedules in collaboration with Project Managers.
- Collaborate with Project Managers to identify and resolve schedule, budget, procurement, design, and constructability challenges.
- Plan and coordinate site logistics, manpower requirements, material deliveries, equipment utilization, and sequencing of work.
- Monitor project progress and proactively identify potential delays or issues, implementing corrective actions as necessary.
- Conduct daily site inspections/observations to verify compliance with plans, specifications, building codes, quality standards, and safety requirements.
- Lead subcontractor meetings, safety meetings, and coordination meetings to maintain project alignment and productivity.
- Ensure compliance with all company safety policies, OSHA requirements, and project-specific safety plans.
- Coordinate all inspections, testing, and approvals with municipal agencies, third-party inspectors, consultants, and design professionals.
- Review construction drawings and specifications to identify conflicts, omissions, and opportunities for improved execution.
- Manage punch list completion and turnover activities to ensure successful project closeout.
- Produce and distribute daily reports, weekly progress updates, site photographs, schedule updates, and quality control documentation.
- Maintain positive working relationships with owners, tenants, architects, engineers, inspectors, subcontractors, and team members.
- Support project start-up, preconstruction planning, and constructability reviews when requested.
- Protect and promote LHM Construction's vision, values, culture, and commitment to excellence.
- Perform other duties as assigned.
Experience & Skills:
- Bachelor’s degree in construction management (preferred)
- 5 -10+ years of progressively responsible field supervision experience in commercial, tenant improvement (TI), multifamily, or mixed-use construction.
- Proven experience managing multiple subcontractors and coordinating complex construction activities from start to finish.
- Strong knowledge of construction sequencing, scheduling, quality control, safety practices, and building systems.
- Experience with wood frame, podium, multifamily, commercial, and tenant improvement construction preferred.
- Ability to read and interpret construction drawings, specifications, contracts, and schedules.
- Strong leadership, communication, conflict resolution, and problem-solving skills.
- Proficiency with construction management software and Microsoft Office products.
Physical Requirements:
- This position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties.
- This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.
- Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently.
- Regularly required to sit, stand, bend, reach, and move about office setting.
