Superintendent - Broadway

Job Summary: Responsibilities include general maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building are in good working order at all times.

Principal Responsibilities: 

• Responsible for repairs and overall maintenance of all common areas and building exteriors 


• Maintain inspection logs for standpipe/sprinkler and all federal, state and city regulations. 


• Carry out and oversee preventative maintenance programs throughout building. 


• Arrange all required period municipal inspections for building systems. 


• Schedule all routine maintenance with outside vendors for building systems 


• Coordinate maintenance and repair of building systems with contractors and supervisors. 


• Respond to emergency calls and rectify existing condition. 


• Orients and trains employees to perform maintenance activities and tasks. 


• Enforcement of the House Rules and Alteration policies 


• Adhere to organization’s standards by completing annual mandatory trainings in a timely manner on topics including – but not limited to – Sexual Harassment Prevention Training, IT Security Awareness, Compliance, OSHA, HIPAA and any other training the organization may deem necessary in regards to regulatory compliance or good business practices.


• Supports organization’s mission by striving for excellence in all aspects of their job with a focus on positive interpersonal relationship with co-workers.


• Adheres to the organization’s policy in regards to absenteeism and appearance


• 3-5 years' experience in residential buildings required 


• NYC Certificates of Fitness (S-12/S-13) preferred 


• Strong working knowledge of building systems and NYC codes/local laws. 


• Strong verbal, written & business communication skills. 


• Proven organizational skills, computer literacy and experience with budgeting and invoice approvals. 


• Strong management and supervisory skills. 


• Experience with apartment renovations, light plumbing/electrical/plastering, and capital projects.  Be familiar with building and mechanical systems (boiler, elevators, security)

Salary Range: $20 - $25.75 per hour commensurate with experience

Job Competencies & Minimum Qualifications: 

• High school diploma or general education degree (GED) minimum; and at least one year related experience


• Excellent verbal and written skills


• Excellent customer service skills


• Able to multi-task and work independently with a great attention to detail

Working Conditions/Physical Demand:

•  Physical activities associated with cleaning and maintenance such as, climbing, balancing, stooping, kneeling, crouching, or crawling. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds.
