Superintendent - Residential Buildings

- Previous experience as a Superintendent for residential buildings
- Tech-savvy with proficiency in project management and resource allocation
- Located in or around Brooklyn, NY, with reliable transportation
- Dynamic, hands-on leader with a broad range of experience

Responsibilities:

1. Perform daily maintenance and preventative maintenance services to uphold the optimal functionality of building systems.

2. Execute work orders thoroughly, providing periodic updates on progress. Utilize a Maintenance Application specified by the Owner to document tasks with before/after, timestamped pictures. Efficiently close tickets through the designated Maintenance Application.

3. Actively monitor and promptly respond to communications from the Owner and tenants through the Maintenance App and Microsoft Teams Channels.

4. Maintain and oversee all building equipment and systems, encompassing HVAC, electrical, plumbing, and boiler systems.

5.Troubleshoot, repair, or replace HVAC/Heating equipment controls. Install, repair, and replace plumbing fixtures, piping, door locks, self‐closing hinges, light fixtures/switches, and conduct routine tasks that do not require a permit.

6. Ensure daily cleaning and maintenance of both the building and its grounds.

7. Provide on-call and after-hours coverage to address emergencies promptly.

8. Facilitate access and/or coordinate inspections conducted at each building as instructed by the Owner or a third party.

9. Submit comprehensive inspection reports for move-ins, move-outs, and annual inspections.

10. Utilize personal tools for tasks; the Owner does not supply or reimburse expenses for tool purchases.

11. Building inventory will be provided by the Owner.
