Takeoff Specialist

Sea Island Land Development, a leading sitework and land development company based in Ravenel, SC serving the Lowcountry since 2016, is seeking an experienced Takeoff Specialist to support our growing Preconstruction Team by producing quantity takeoffs and material calculations that drive accurate cost estimates. This position requires advanced proficiency in AGTEK, AutoCAD Civil 3D, or a similar program, with a strong understanding of site development and earthwork operations. You will benefit from exposure to complex and high-profile sitework projects in the region.

What You'll Do:

• Create detailed earthwork, grading, and utility takeoffs from civil drawings using AGTEK Earthwork 4D or AutoCAD Civil 3D


• Compile accurate cut/fill, materials, and area reports for estimating purposes


• Assist the estimating team in bid preparations, cost analysis, and scope alignment


• Interpret and analyze civil site plans, grading designs, and utility layouts


• Maintain organized digital takeoff files and documentation


• Collaborate closely with the Preconstruction Manager, Estimators, and Project Managers to ensure consistency and accuracy in takeoff deliverables


• Stay current with industry tools, trends, and best practices for digital takeoffs and earthwork modeling and recommend improvements

What We're Looking For:

• 2+ years of experience in takeoff, estimating, or civil site development


• A strong understanding of civil construction processes, including clearing, grading, paving, stormwater management, and underground utilities


• Experience with construction management and bidding platforms such as AGTEK, AutoCAD, Procore, Viewpoint, Bluebeam Revu, Bid2Win, or OST (On-Screen Takeoff)


• The ability to read and interpret civil construction drawings and specifications


• Strong attention to detail, accuracy, and time management


• An effective communicator and collaborator across departments
